'Temporary detour, not a derailment': RBC on latest market slowdown
We’ve seen a slight dip in Canada’s housing market this August, with home resales down 0.7%. As always, regional trends are varied—some areas are experiencing modest price or sales changes while others remain steady. For many buyers, upcoming mortgage renewals and higher payments are adding a new layer of complexity, even as inventory holds fairly balanced and borrowing costs stay stable. Having worked through many market cycles over my 35+ years in real estate, I know these fluctuations are often temporary detours rather than derailments. My background in both real estate and property law has taught me the importance of staying attentive and adapting to evolving conditions, always with a focus on service and professionalism. If you have questions about how these shifts might affect your plans, I’m here to provide insight and guidance every step of the way.

Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
It’s always important to stay informed about the latest developments in our dynamic Greater Toronto Area market. Recent industry updates reveal that single-family home sales have picked up momentum, thanks in part to the expanded HST rebate—an encouraging sign for buyers and sellers alike. Meanwhile, condo sales remain on the slower side, and we’re seeing a tightening in resale supply, which could influence price trends moving forward. Housing starts dipped slightly, reflecting ongoing shifts in new construction. On an exciting note, Toronto has introduced an AI pilot for building permits, a step towards modernizing our processes. With decades of experience in real estate, I continue to monitor these changes to ensure my clients are well-prepared—whether you’re considering a move, an investment, or simply want to understand what’s shaping our community.

Toronto Affordability Gains Are Tapering
Affordability in Toronto real estate saw a modest improvement in Q2, with the aggregate measure dropping by about 1 point to 64% across housing types. While this means some relief for buyers, Toronto still ranks among the least affordable markets tracked. Much of this improvement can be credited to income growth, as home prices have begun to stabilize—though the gains this quarter were the smallest seen since the recovery started in Q1 2024. Condo buyers, in particular, benefited, as condos reached their most favourable affordability level since 2017, making them a more accessible option for those entering the market. Even so, Toronto retains the second highest affordability burden, just a point away from shifting in the rankings. Having worked in Toronto’s real estate market for over 35 years, I’ve witnessed how cycles of affordability ebb and flow. These latest figures highlight the importance of careful planning and a steady hand when making decisions in our ever-evolving market.

Toronto Housing Market Sharply Reverses
The Toronto housing market has seen a significant shift recently, with inflation-adjusted home prices dropping by around 10% year-over-year—the steepest reset among the major cities studied worldwide. Benchmark home values have also eased, with the composite price now down roughly 5% year-over-year on a seasonally adjusted basis, bringing the average to about $931,000. While central condo affordability appears to have improved on paper, the reality is that, once you factor in mortgage interest, maintenance, taxes, and a risk premium, the cost of ownership still sits well above current rental rates. For those of us navigating these changes for our clients, this creates a narrow and crucial window: prices are softer, but should demand outpace supply again, the market could quickly tighten. The core issue remains supply—Toronto needs to boost annual housing starts by at least 50% over the next decade just to return to 2019 affordability levels. With decades of experience in Toronto real estate, I have seen the market evolve through many cycles. My approach has always been grounded in professionalism, dedication, and genuine care for clients, especially during times of change. Staying informed and prepared is key to making the best decisions in a dynamic market like this.

Home affordability finds its footing, but rising rates could change that
With over 35 years of experience in real estate, I’ve seen housing markets shift in many directions, but recent trends are particularly noteworthy. In August, Canada’s average five-year fixed mortgage rate edged up to 4.55%. Interestingly, this rate increase has had minimal impact on monthly payments so far. The bigger story is the improvement in home affordability, mainly due to declining prices in key markets like Toronto, Vancouver, and Montréal. As someone who has dedicated decades to guiding clients through both opportunities and challenges, I know how quickly conditions can change—especially when it comes to rising rates. Staying informed and prepared is essential to making confident decisions in this evolving market.

Whether you’re searching for your first home or adding to your portfolio, I believe informed choices make all the difference. My background in sales, marketing, and real estate appraisal has taught me to look beyond the price tag and find genuine value. GTA new single-family home sales surge 246% in July as Ontario's expanded HST rebate drives buyers back to market
The Greater Toronto Area has just seen a remarkable 246% surge in new single-family home sales for July, a clear sign that recent builder incentives and Ontario’s expanded HST rebate are encouraging buyers to step back into the market—even as prices dropped by 8.5%. With my decades of experience navigating the ups and downs of GTA real estate, I can say these kinds of market shifts often create unique opportunities for those who are prepared. While new condo sales remain soft due to stricter rebate rules, single-family homes are benefiting from targeted government support. For those considering a purchase, it’s wise to automate your savings, keep an eye on debt, and look into local programs that can support affordability. Having grown up in a real estate family and dedicated my career to helping clients find their next home, I know these decisions are never just about numbers—they’re about finding the right fit in a changing landscape.

Single-Family Homes Enjoy Stable Market with Steady Demand
August brought a noticeable shift in the Greater Toronto Area market, with homebuyer competition easing and single-family homes feeling the effects. Only 2% of neighbourhoods experienced overbidding, while a significant 79% of homes were sold below asking—including 95% of single-family and 98% of condo neighbourhoods. After more than 35 years in real estate, I’ve seen markets ebb and flow, and these numbers tell a story: buyers today have more room to negotiate, and sellers are adjusting to a less competitive environment. Experience, attentiveness, and up-to-date knowledge are more important than ever when guiding clients through these changing conditions. My commitment remains to provide honest, professional, and dedicated service—ensuring every client is well-informed and well-represented, no matter where the market stands.

GTA new home sales rebound masks a condo market in retreat
The latest GTA new home sales figures highlight a fascinating shift in our market. Single-family home sales have jumped 50% above average, reaching 781 units, thanks in part to the expanded HST rebate. Meanwhile, condo sales have slowed dramatically—down 80% below average at just 237 units. We’re also seeing single-family home prices soften by 8.5% to $1.36M, while condo prices have edged up 2.5% to $1.05M. With inventory sitting at 18,546 units, these trends remind me just how important it is to approach each client’s needs with care and insight. After more than 35 years in real estate, I’ve learned that every market tells a story—my goal has always been to guide you through those chapters with dedication and professionalism, no matter how the numbers shift.
