August has a way of making us believe summer will last forever… ☀️🥂

And then September arrives.

The patios are still open, the weather is still beautiful, but somehow everything feels a little different. School starts. Routines return. Calendars fill up. Cottage weekends begin to wind down and priorities naturally start shifting.

September has always felt like a bit of a reset. Not quite a new year, but a fresh start nonetheless.

So for now, I’m soaking up the last few carefree August days and reminding myself there’s still plenty of summer left to enjoy.

✨HOW’S THE GTA REAL ESTATE MARKET?✨

The real story behind the July numbers is that homes are still selling at nearly the same pace as last year, but far fewer properties are coming to market.

Sales were down just 0.9% year over year, while new listings dropped by 17.8%.

What does this mean?

▪️Buyers have fewer homes to choose from
▪️Desirable, well-priced homes may attract more competition
▪️Buyers could have less negotiating power moving forward
▪️Prices are showing early signs of stabilizing
▪️The market could become more competitive heading into the fall

For buyers, opportunities still exist, but having your financing and strategy in place will be increasingly important.

For sellers, fewer competing listings could work in your favour, but accurate pricing, strong presentation and effective marketing remain essential.

The market is changing, and the headlines don’t always tell the full story.

Selling an estate home is never just about real estate.

It’s about saying goodbye to a lifetime of memories, navigating difficult emotions, and making important decisions during an already challenging time.

This one was a challenge.

Throughout the process, we received multiple offers, navigated extensive negotiations, and watched the transaction fall apart more than once. Inspection requests and concessions were presented that simply were not in our client’s best interest. After many conversations and careful consideration, we stood firm and declined them.

Each time the deal unraveled, we stayed focused. We continued to communicate with the buyer’s representative, monitored changing market conditions, and measured every decision against recent comparable sales and the unique value this property offered. Our priority never changed: protecting our client’s position while achieving the strongest result the market would support.

After countless conversations behind the scenes and numerous rounds of negotiation, the buyers returned. This time, they accepted our client’s position. The sale came together without our client having to provide the concessions that had previously been requested.

This is the part of real estate most people never see.

It’s not about simply accepting the first offer or giving away value to keep a deal alive. Sometimes the best negotiation is having the confidence to hold your ground, through sometimes difficult conversations when the market and the facts support it.
