🚨 The GTA real estate market is changing... but not in the way most headlines make it sound.
Here’s what actually happened in July and what it means for you:
✔ Homes are selling at about the same pace as last year. Sales were only down 0.9%, which is a very small change.
✔ There are fewer homes coming onto the market. New listings dropped by almost 18%, giving buyers fewer properties to choose from.
✔ Competition is starting to increase. With fewer homes available, buyers may find themselves competing more often and having less room to negotiate.
✔ Prices have softened compared to last year. The average GTA home sold for approximately $1,004,000, about 4.5% lower than July 2025. However, prices have been showing signs of stabilizing from month to month.
✔ Confidence is slowly improving. As concerns around inflation, interest rates and the economy begin to ease, more buyers are expected to re-enter the market in the coming months.
What does this mean for you?
🏡 If you’re buying: You may still have opportunities while prices remain below last year’s levels, but waiting too long could mean facing more competition if inventory continues to shrink.
🏠 If you’re selling: Serious buyers are still active, and with fewer homes available, your property has a better chance of standing out when priced and marketed correctly.
