Prices are down in all segments compared to May 2025.
Westside remains a buyers’ market overall.
Westside supply is 7% above the ten year average.
Demand is 19% below the ten year average but up 26% over last month.
Strategic pricing is critical for sellers as buyers are very price sensitive.

February homes sales in Metro Vancouver continued the recent slower than average trend with a volume of sales 10% lower than February 2025 and 28.7% below the 10 year seasonal average.
The total home supply in Metro Vancouver in February 2026 is up 6.3% over February 2025 and that is 37% above the 10 year seasonal average.
These Metro Vancouver stats get a lot of press and are distinct from the west side market stats but we usually face similar trends here on the west side.
Westside home sales, when compared to the 10-year averages, are down by 18% for detached homes, down 33% for apartments and down by 8% for townhomes.
Compared to the 10-year average, supply is up 8% for Westside detached homes, while apartment supply is up 23%, and townhomes are up 56%.

Westside home sales, when compared to the 10-year averages, are down by 28% for detached homes, down 39% for apartments and up by 22% for townhomes.

Compared to the 10-year average, supply is up 8% for Westside detached homes, while apartment supply is up 22%, and townhomes are up 65%.

2025 delivered the lowest annual Metro Vancouver sales total in more than two decades!
The total home supply in Metro Vancouver in 2025 is up 14.6% over December 2024 and that is 34.8% above the 10 year seasonal average while sales were down 12.9% from December 2024 and that is down 20.7% below the 10 year seasonal average.
These Metro Vancouver stats get a lot of press and are distinct from the west side market stats but we are facing similar trends here on the west side.
Westside home sales, when compared to the 10-year averages, are down by 4% for detached homes, down 16% for apartments and up by 20% for townhomes.
Compared to the 10-year average, supply is up 11% for Westside detached homes, while apartment supply is up 30%, and townhomes are up 68%

Westside home sales, when compared to the 10-year averages, are down by 18% for detached homes, down 11% for apartments and up by 10% for townhomes.

Compared to the 10-year average, supply is down 8% for Westside detached homes, while apartment supply is up 25%, and townhomes are up 70%.

We had 56 Westside Detached home sales in November, down 15%, compared to 66 sales last month.
We had 262 Westside Apartment sales in November, down 4% compared to 272 sales last month.
We had 40 Westside Attached home sales in November, down 39% compared to 65 sales last month.
