“Wait… is this happening to my listing?”

🚨 The most dangerous number in real estate might not be your asking price.

It’s your Days on Market.

Most sellers believe their home will eventually sell if they simply wait long enough.

Unfortunately, that’s not how buyers think.

When a new listing hits the market, it gets attention.

This week on our Tuesday Talk w/ -we got into one of the most overlooked parts of the buying process — what to do when a property is priced too high.

Here’s our approach: we bring the data. We look at comparable sales, we build the case for what the home is actually worth, and then we ask the listing agent a question most buyers never think to ask:

How did you arrive at this price?

Was it the seller’s number? The agent’s recommendation? A collaborative decision? That answer tells us everything about how much flexibility exists — and how to negotiate.

You shouldn’t have to guess whether a price makes sense. That’s our job.
