Last week I had the pleasure of attending the David Foster Foundation’s 40th Anniversary Gala. As you may know I’ve had a long standing relationship with the foundation. In 1997, when I was 11 years old I had a liver transplant and our family received support from the foundation. The next couple years I was a poster child of the foundations’ success. I attended the fundraising events and galas. It was a moment where I was made to feel incredibly special after a long period of life threatening circumstances. Less than 10 years later we went through that process again with my brother. Again we graciously received foundation support.

Years later I made a retrospective video to thank the David Foster Foundation. Unexpectedly, that video raised over $100k for the foundation. Since then, I’ve volunteered with the foundation, done public speaking for the foundation, and most recently was asked to document the behind the scenes of the entire week’s events for the 40th anniversary. So I built a small team and we got to work.

As the dust settles from a crazy week of excitement, long hours, and world class shows I am filled with incredible gratitude. To know the people of this foundation is to know greatness. To see people like and all the people they bring together to produce an event like Victoria hasn’t seen and might never see again was a gift. Thank you to the foundation for the opportunity to capture even 10% of what it took to put this week’s events together. Thank you for allowing me to support a foundation that has supported me so much throughout my life. It’s an honour.

This is looking more and more like a government bailout for vacant condos in British Columbia. If you let vacant property sit unsold, prices go down. So why is the government intervening with taxpayer dollars to make housing “more affordable”.

How we determine whether it’s a buyers market, sellers market, or balanced. We need to determine months-of-supply. That’s done by taking active listings and dividing by last months home sales. That number will tell us where we are sitting. Typically under 4 is a sellers market, between 4 and 6 is a balanced market, and above 6 is a buyers market. There are of course other factors to consider but this is the most solid metric to make a determination. If you’d like to know where your specific market condition is please send me a message.

“Quick tip if you’re buying a home—don’t skip the deficiency walkthrough.

After subjects are removed, there’s often a list of repairs or items the seller has agreed to fix. The deficiency walkthrough is your chance to go back in before completion and make sure those things were actually done—and done properly.

I’ve seen situations where items were missed, partially completed, or not done to the expected standard. If you don’t catch it before closing, it becomes a lot harder to deal with after you get the keys.

This walkthrough isn’t about being picky—it’s about protecting yourself and making sure you’re getting what you agreed to in the contract.

If you’re buying, always take the time to do this step—it can save you money, stress, and a lot of back-and-forth later.”
