We’ve officially kicked off our Selling Seaside Group 75 Hard Challenge.

It’s about consistency.

Over the next 75 days, we’re focusing on the habits that help us show up better in our businesses and in our lives.

On the professional side, that means more real estate conversations and taking intentional business-building actions every workday.

On the personal side, we’re focusing on hydration, mindfulness, learning and development, and moving our bodies every day.
Nothing revolutionary. Nothing extreme.

Just small, intentional actions that build consistency and momentum — especially as we head into the darker, slower months of the year.

The goal is that when January 2027 rolls around, we aren’t starting from scratch or waiting for motivation to kick in.

We’ve already built the habits.
We’ve already created the momentum.

There’s one acronym every strata buyer should know: CRF. 🔑

This is Part 4 of our Strata Buying Guide. You can catch up on Parts 1 to 3 in our Strata Guide highlight.

The Contingency Reserve Fund is essentially the strata’s savings account for bigger future repairs, like roofs, windows, plumbing and building envelope work.

But here’s where buyers get tripped up. A big CRF doesn’t automatically mean a healthy strata, and a smaller one doesn’t automatically mean there’s a problem.

A building might have $1 million saved but several major projects on the horizon. Another might have a smaller balance because it just finished a project that should serve the building for years.

That’s why we never look at the CRF in isolation. The better question isn’t “How much is in the CRF?” It’s “What does the building need, and how is the strata planning to pay for it?”
