Why the "Housing Slump" is the Ultimate Market Reset for BC Buyers
The recent housing data out of RBC and local real estate boards for September confirms what we’ve been feeling on the ground: the four-year correction in the Vancouver and Greater Victoria areas is intensifying.
While the word "slump" sounds inherently negative, as a mortgage professional, I see this as a necessary and incredibly opportunistic market reset.
Let's look at the mechanics:
• The Velocity Slowdown: Vancouver sales dipped nearly 8% month-over-month. In Greater Victoria, the drop was even steeper—sales plummeted 21.7% from August.
• The Inventory Surge: Inventory in both regions is hovering near 10-year highs. In Victoria, the sales-to-active-listings ratio dropped below 17%, officially putting the Capital Regional District into a classic buyer's market.
• Price Adjustments: Vancouver's composite index is down 5.5% YoY, and Victoria’s single-family benchmark dropped to $1,280,100 (down 2% YoY).
The Strategy Moving Forward:
Affordability and qualification via the stress test remain the primary friction points for buyers. However, waiting for the absolute "rate bottom" means waiting to compete with the massive wave of pent-up demand that will inevitably rush back and drive asset prices back up.
Right now, buyers hold all the leverage. They have the time to include standard financing and inspection subjects, and they have the room to negotiate aggressive price cuts that easily offset today's carrying costs.
For my Realtor partners: Let's collaborate on helping clients look past the headlines to see the equity opportunities available right now.
For buyers: It’s time to shift from a "wait-and-see" approach to a "look-and-negotiate" strategy.
