🍂 Grateful for the journey. The people. The place we call home. 🤎

Thanksgiving always makes me reflect on how fortunate we are, and how some of the biggest decisions in life lead to the most wonderful places.

18 years ago, we took a leap of faith and left the UK to start a new life in Canada. Three years ago, we took another, leaving the Rocky Mountains behind and making beautiful Vancouver Island our home.

Looking back, I'm so grateful we had the courage to embrace those changes. They've brought us incredible experiences, lasting friendships, and a place we're so happy to call home.

I'm especially thankful for our family and friends, both near and far, and for the wonderful people we've met along the way.

And to my clients, past and present, thank you for trusting me to be part of your own journeys. Your confidence, kindness and referrals mean the world to me, and I never take them for granted.

Life has a wonderful way of taking us places we never imagined. Sometimes you just have to be brave enough to take that first step. 🍁

Something changed in Victoria’s real estate market in September. 👀
Sales slowed, inventory increased, and for the first time in more than a decade — excluding the early pandemic months — the numbers moved into buyer’s-market territory.

But here’s the important part: one month doesn’t make a trend.

🏡 463 properties sold — down 21.7% from August
🔑 3,811 active listings — up 4.1% from August

📊 More choice for buyers and a different negotiating environment for sellers.

For buyers, this may mean more time to consider your options, less competition and greater room to negotiate.

For sellers, strategy matters. When buyers have choice, accurate pricing, strong presentation and positioning become even more important.

And as always, Greater Victoria isn’t one market. What’s happening with your neighbourhood, property type and price point matters far more than any single headline.
