Hi Everyone!

We hope you are all enjoying the summer, and if you're reading this "Thank You"! We know summer is a busy time travelling, camping, holidaying or hanging with the kids.

Here are the Coles Notes of what's happening in the Victoria Real Estate Market. We are now entering into the fifth year of statistics since the market correction in the Spring of 2022 and not a lot has happened. As we predicted then, we would experience a substantially long period of time where prices would remain flat as the sales numbers and inventory levels returned to normal, which in our minds was going to take 6 to 7 years. Year to date sales remain somewhat consistent, 7% less than this time last year while the inventory of available properties is only slightly up at 3.7%. As we watch these 2 indicators closely, it will be the tell tale sign of when prices will be on the move again.

There were 48 properties last month that sold above their asking price, or 7.3%. The average sale price was 97% of asking price across the board, showing that although we remain in what is typically referred to as a "flat" or "balanced" market, there is plenty of confidence for Buyers and Sellers alike.

Anecdotally, Scott, Matt and I are having a banner year. Our sales as of this week have eclipsed last year's total with 4 months remaining in the year. The synergy couldn't be better and we feel like the team is firing on all cylinders.
