To quote an old Maritime command, "Steady as she goes", the Victoria Real Estate Market is breaking new ground, but it's certainly consistently holding its own.

This past month of May saw residential sales fall slightly by 5.9%, while the inventory of available homes saw a continual climb of about 8.6%. The decrease in sales was heavily weighed on resale condos, which still face the plight of a flooded market due to Government policies that have affected the entire Capital Region. That said, condominium buyers are definitely out there if the product is priced competitively.

Even with the indicators moving against each other, benchmark prices of both single family homes and condominiums remain nearly flat over the same period last year. This inarguably tells the tale of consumer confidence and the undeniable "Best in Class" lifestyle of Victoria, which continues to be a national leader in inter-provincial migration.

We see little to no evidence that any of this will change over the coming months. Mortgage rates appear to be in a holding pattern, new construction continues, especially in the categories of the "missing middle" and Bill 44 opportunities.
