July was all about the water — lake days, evening dips in the Gorge, is there a better way to spend an island summer? We clearly don’t think so. It was a big month all around: my daughter and her partner bought their first home together in Calgary, one daughter took off on a trip to Japan, and we soaked up some really good one-on-one time with the one who stayed close. Somewhere in between all that, listing prep and open houses kept me busy too — just another kind of full.

Grateful for a month like this one. Victoria summers have a way of slowing you down and speeding you up all at once 🌿

That special moment when I get to hand over the keys to their first home.

It started with looking at a few homes together, just to see how it felt. Once we knew this was the right move, we sat down for a buyer consultation to map out what mattered most. That way, when the right home came along, we were ready.

Along the way, we lost a home they loved to multiple offers. It stung at the time, but looking back, it wasn’t the one, and it taught us how to move fast when the right one hit the market.
