ANOTHER study confirms it: owning real estate is one of the best investments you can make.

Is it better to own real estate, or to rent it and then invest (potential) savings into stocks and bonds?

CBC published an article to summarize a study with the results combining over 1000 simulations and various investing approaches and, in the end, reaffirmed real estate investment as the winner.

The simulations were clear. Owning real estate consistently generated higher returns over 25 years than renting and investing.

This was even factoring in various investment approaches as part of the simulation, from risk-averse to high-risk.

This isn’t to say you should ditch stocks and switch to real estate entirely.

It’s to say that real estate will likely be the best option long-term, but that you should continue to diversify your investments, including real estate as an investment, and to be aware of short-term stigmas that can affect your long-term returns.

For the sake of having a roof to live under, if you have to choose between owning as your only investment vs renting with capability to invest whatsoever, the data (not me!) tells you ownership is the much better route.

💵 Price Stabilization Across Most Municipalities: Month-over-month benchmark prices are flattening (ranging from -2.2% to +0.7%), pointing toward price discovery and seasonal stabilization.

📈 Long-Term Growth Remains Resilient: Every municipality across Niagara maintains massive 10-year equity gains, ranging from +51.6% in Grimsby to +121.0% in Fort Erie.

🏡 Inventory Influx: Several markets experienced significant month-over-month jumps in new listings (Welland +50.0%, Pelham +58.97%, Lincoln +53.57%, Grimsby +41.67%), expanding choice for prospective buyers.

🛟 Sub-$500k Value Zones: Port Colborne/Wainfleet ($466,000), Fort Erie ($483,300), and Welland ($492,300) continue to represent the most accessible benchmark entry points in Niagara.

I’ve been experimenting with some AI tools to make analyzing trends in the market much faster. These include a tool recently provided by our brokerage, along with another tool from a programmer that’s currently in the early stages, but allows for faster collection and the actual gathering of the data.

Why? Because data matters. You cannot make effective and informed decisions without the data. And not making informed decisions is how shortfalls, defects, and lost opportunities arise.

Could a trade war accidentally make it CHEAPER to build some homes in Canada?

Weirdly…yes it could. At least according to an article the CMHC released last week.

The CMHC says that if tariffs mean more Canadian lumber stays in Canada, the increased domestic supply could reduce some material costs, particularly for wood-heavy construction like detached homes, duplexes and triplexes.

�🪵 More Canadian lumber staying domestic, boosting supply and possibly causing prices to drop

🏗️ A potential reduction in building costs, possibly up to 17% if everything else lines up. But no, that does NOT mean houses suddenly become 17% cheaper.

�🏠 More development is undertaken or considered as a result of lower costs.

�📈 CMHC estimates housing starts could increase by around 3.5% if the right conditions line up.

And no, starting a trade war is not housing policy.

But if Canadian materials are going to have a harder time getting across the border anyway, then finding ways to actually USE that supply here makes a lot of sense.

Especially if we finally start tearing down some of those interprovincial trade barriers.

ICYMI: The Competition Bureau has reached an enforceable agreement with Empire, the company behind Sobeys, FreshCo, Longo’s, IGA and more, over the use of property controls.

🏢 Restrictive covenants can be registered on title and restrict how a property can be used. These “run with the land”, continuing to apply even to new owners down the road. By default it’s for 40yrs unless an exact time is specified.

📝 Exclusivity clauses can prevent a landlord from leasing space to competing businesses, products or services on their property.

These aren’t new, but the Competition Bureau has been taking a much closer look at how they can affect grocery competition, commercial real estate in general, and how these might negatively affect new businesses trying to enter a market.

Under the agreement, Empire will stop enforcing restrictive covenants and will also be restricted from enforcing certain exclusivity clauses in 19 areas across Canada.

So, what do you think? Should a business be allowed to restrict what happens on a property after they’ve sold it, and then it changes ownership again after that? Or, does that go too far?

The City of St. Catharines is asking residents affected by flooding due to the July and August 2026 rainstorms for additional information as it continues ongoing data collection to support potential disaster assistance from the Province of Ontario.

Today, the City is launching the St. Catharines Flood Impact Form to collect specific details from residents who experienced flooding at their properties to help the province better understand the nature and severity of flooding in impacted homes.

Residents can find the Flood Impact Form online at www.stcatharines.ca or can submit their information by calling Citizens First at 905.688.5600.
