A little market talk of how localized flooding in key areas of Niagara’s real estate market could end up skewing the numbers for the entire region this month, and will make things look worse than they are.

I also veer off topic a bit into the overall activity as a whole being down, not just transactions. Transactions fell last year, and terminations are falling faster this year, as are the number of new listings hitting the market. It’s not a good or bad market. It’s a slow market. And that’s the distinction many are forgetting.

And not every area is as slow as the others. Grimsby remains above the historical average per month. Lincoln is also on fire. And this comes as buyers choose less densely populated areas in favour of a small town vibe, often upgrading while the price differences to do so are smaller.

It’s a great time to “buy low”.

MONTHLY MARKET UPDATE (and I’m even on time for once!)

July ended with a literal bang! Thunderstorms started towards the end of the month, continued into August, and we ended up with two hurricane’s worth of rain over 5 days. Tornado warnings rang loudly for Niagara, all while I was peacefully enjoying a wedding in North Bay.

🌊 Property damaged due to flooding?
Visit the Niagara Region’s website and your local municipality’s website. Your local municipality may also have support programs in place for persons with disabilities to assist with the cleanup.

👹 Transactions ARE happening! It’s the “wait and see” people who are missing out on the lower prices! Let’s break the cycle of doom and gloom headlines!
There’s an overall feeling people have that buyers aren’t out there and that the market is stalled. If the last few weeks have been any indicator, this is simply not true. Transactions volume remains on-par with prior long-term trends, including pre-pandemic levels. Buyers ARE indeed out there, they ARE indeed buying, and transactions ARE indeed happening. If you’ve been waiting on the sidelines for the “better market”, you WILL be left behind!

📊 Niagara Region Benchmark Price - Overall Region Trends
That yo-yo effect continues. Prices have stabilized and will likely remain stable for the remainder of the year. Expect small decreases followed by small increases, back and forth. Short-term trends aren’t the biggest determining factor when it comes to the value of real estate.

🛠️ Buildforce Canada predicts residential construction projects will finally rise after 2027
This includes both new development starts and substantial renovations. Expect more intensification, more multi-unit properties, stacked townhouses, etc. and less single-family detached homes to drive this trend forward.

🌧️ What happens if the house you just bought floods BEFORE closing?

After Niagara was hit with an extraordinary amount of rainfall over just a few days, homeowners are cleaning up flooded basements, damaged belongings and even dealing with road washouts and sinkholes.

🏠But there’s another situation buyers need to think about:
You bought the house. Your closing date hasn’t happened yet. Then the property floods.

Generally, the seller remains responsible for the property until closing — including dealing with damage that occurs before the buyer takes possession.

Depending on the severity of the damage, there may be options such as:
⚖️ A legal holdback until repairs are completed
💰 A negotiated price reduction
📅 Delaying the closing
🚪 In serious cases, potentially terminating the transaction and seeking the return of the deposit

But this is not something to negotiate casually between buyer and seller.

If something happens to a property you’re under contract to purchase, contact your real estate lawyer and REALTOR® immediately. Document the damage, understand what insurance is covering, and get any agreement regarding repairs, compensation or closing changes in writing.
Never rely on “don’t worry, we’ll fix it.”

For existing homeowners, this flooding has also been a pretty major reminder to look at your insurance coverage. Overland water, sewer backup, groundwater and seepage aren’t necessarily treated the same way — and plenty of homeowners only discover what they aren’t covered for after the damage happens.

Niagara is now cleaning up, but there’s still more rain in the forecast and storm season isn’t over.
🚣Check your sump pump.
💧Check your foundation.
🛝Clear your eavestroughs and make sure your downspouts are actually directing water away from the house.

And after this is over, there needs to be a serious conversation about municipal infrastructure and what changes are needed to better handle events like this in the future.

TV personalities don’t always make the best advisors for your specific situation. And they don’t always know how regular old folks like you and I live. Or invest for that matter!

Recently, Kevin O’Leary ended up in real estate headlines by telling younger people to rent long-term and focus on investing in liquid assets like stocks/mutual funds rather than in the safer long term assets like real estate. He even called a house more of a liability than an investment.

What he fails to understand is that, for most people, a property IS an investment. It’s a long-term tool for retirement. But, just like any investment, the market cycle and inevitable rise and fall rule applies.

If you’re thinking of taking advantage of current market opportunities to buy or invest in real estate, don’t listen to a TV personality whose job is to create headlines.

Listen to a local agent who understands the market instead.
