Spring is the best time to sell your home... right?
Ask anyone who isn't a Realtor, and they’ll say yes. But they're wrong. Here are 5 reasons why selling your home during the fall/winter can actually make you money (but also 3 reasons it may not be the best option for you).
When considering bringing their homes to market during the fall or winter, the first thing sellers do is calculate the cost of waiting until spring. Like selling in the fall/winter is a last resort. As an agent, I’m left wondering why? There is no reason you can’t expect top dollar for your home from October to March.
Here are the top 5 reasons to sell your home in fall or winter:
1. 🥶 Serious Buyers Only: Manitoba winters are no joke. Anyone leaving their home on the weekend to tour houses in a -40 cold snap is a serious buyer ready to make a serious offer.
2. 🍂 Landscaping Shines: The natural colors of Autumn give buyers the best first impression. And if you don’t have great landscaping? Winter snow provides a clean blanket over the yard giving everything a consistent look.
3. 📉 Less Competition: In the spring, if your house is not the “best one” in the neighbourhood, it gets passed over for the shinier option. With fewer homes on the market in the fall and winter, it’s easier to stand out in the best ways!
4. ⏱️ Faster & Smoother Closings: The industry is a bit slower in the colder months. Mortgage brokers, lawyers, and inspectors aren’t buried in other files, making your move much less stressful.
5. 🔥 Show off your home efficiency: It's hard to do this in the summer, but in the winter, showing off triple-pane PVC windows, extra insulation, or a new furnace is easy! Buyers get to actually feel the warmth and coziness you've invested good money in!
So, there are 5 reasons why you should be okay with listing in the fall or winter. But, I did mention I’d share 3 reasons why you shouldn’t move right now.
1. 💰 You NEED a certain number: If you need to sell for a certain number to make your next purchase work, you want the highest chance of multiple offers. That means you need competing buyers, which peaks in the spring.
2. 📦 You Don’t Have Anywhere to Go: With less inventory on the market, selling first and then trying to find a place can put those who are a bit pickier in a bit of a pickle.
3. 🎒 School is in session: If your home is in a neighbourhood full of young families, buyers may pause their search until the spring. (This is where my strategy for exclusive, off-market listings can be highly effective—shoot me a DM to learn more)
No matter your situation, the real estate market in Manitoba never shuts down. If you need to bring a home to market, so long as you’re working with a capable Realtor (hopefully it’s me!), your sale can be a successful one.
