The Winnipeg real estate market stayed active and competitive this April, with strong pricing trends continuing across both detached homes and condominiums.
Residential detached home prices climbed to a record $499,434 — an 8% increase over April 2025 — while condo prices rose 6% year-over-year. Although overall sales slowed slightly compared to last year’s near-record pace, market activity remains healthy and closely aligned with long-term averages.
One encouraging trend for buyers is the increase in available inventory, offering more selection than we’ve seen in recent months. At the same time, well-priced homes are still attracting strong attention — especially in sought-after communities like Waverley West and River Heights, which led the city in home sales for April.
Luxury buyers also remained active, with 28 homes selling for over $1 million, including one sale approaching $4 million. Meanwhile, Osborne Village continued to lead Winnipeg’s condo market, showing ongoing demand for urban living and lifestyle-focused communities.
