One of the biggest myths I still hear from first-time buyers around Winnipeg is: “I need 20% down before I can even think about buying.” In reality, many buyers purchase their first home with much less.

That myth keeps a lot of good people stuck renting longer than they need to, especially families who are already paying enough monthly to support a mortgage.

The bigger issue usually isn’t the down payment itself. It’s understanding the full picture:
• what monthly payments actually look like
• what closing costs to expect
• what price range feels comfortable
• and how to buy without feeling rushed

The summer market can feel noisy, especially with rate conversations everywhere, but buying a home shouldn’t feel like panic shopping. My job is helping people understand their options clearly so they can make confident decisions at their own pace.

Clean Your AC Before Summer
Every spring, clean your outdoor AC unit before turning it on for the season. Clear away leaves, dirt, and debris from the fins and surrounding area. This improves airflow, reduces strain on the compressor, lowers energy costs, and helps prevent costly breakdowns during peak summer heat.

Shea’s Tip:
Use a garden hose to gently spray the condenser fins from the inside out to push dirt and debris away. Avoid using a pressure washer as it can bend the delicate fins and cause more harm than good. Keep at least 2 feet of clearance around the unit for proper airflow.
