🚨 Fire Risk Assessments - What Landlords should know…
For most purpose-built blocks of flats and converted residential buildings in England, a Type 1 Fire Risk Assessment is the industry-standard starting point for meeting fire safety obligations in communal areas.
A Type 1 assessment is a non-destructive, visual inspection covering:
✅ Shared hallways, stairwells, and escape routes
✅ Building fire safety provisions
✅ Visual inspection of flat entrance doors opening onto communal areas
It does not involve entering every flat or opening up walls and ceilings to inspect hidden construction elements.
⚠️ Not every property requires a Type 1 FRA.
- Single-family homes do not require one.
- Standard rental houses are generally covered by housing and alarm regulations.
- HMOs require fire risk assessments for shared areas.
- Blocks of flats require fire risk assessments covering communal areas.
- Holiday homes and short-term rental properties may also require fire risk management measures depending on how they are operated and occupied.
If your building or holiday property does not have a current and suitable Fire Risk Assessment, you could be exposing yourself to significant compliance and safety risks.
