Jack and Sophie are first time renters and now are in their first home together 💕

When I popped back this afternoon just to check all ok and finalise things, a cooker, washing machine and fridge freezer had been delivered and fitted already since initial meet at 10am 😅.

I am SO ready to trade,

fully compliant, fully legal, AMLS nearly sorted

I just needed one tiny HMRC tweakment so I can sell houses without accidentally committing a financial crime.

Spent 1 hour 30 mins today trying to fix this microscopic AMLS detail, only to be told to “go online.”
Babes… I’ve been online for 13 DAYS. I’m basically a GOV.UK woodland creature now.

Your local estate agent is not ok 🆘

Send someone who can explain AMLS without crying.

And yes, I did mention a very tongue‑in‑cheek “I’m done” comment, and the advisor immediately announced he had to file a welfare report.🙄🙄

Sir… I needed one compliance tweak, not a full safeguarding saga.

If you see me wandering around Chipping Sodbury clutching prosecco and muttering “AMLS… HMRC… why…”, mind your business — I’m legal, just lightly traumatized 😂🩷
