1. Know your budget before you start viewing properties. Work out how much you can comfortably afford, including your deposit, mortgage payments, legal fees, surveys, moving costs, and ongoing bills. There is quite a list. Getting a mortgage agreement in principle can also strengthen your position when making an offer.

2. Research the area as carefully as the property and visit at different times of day. Check transport links, local amenities, schools, crime statistics, and future developments, as a great house in the wrong location can be a big mistake.

3. Don’t skip surveys and professional advice even if a property looks perfect. A survey can uncover hidden issues such as structural problems, so investing in a survey and a good conveyancing solicitor can save you thousands later.

💡Bonus tip: Try not to rush. First-time buyers often feel pressure to secure a property quickly, but taking time to compare options and ask questions can lead to a much better long-term decision.
