🤝 Could mediation help resolve a dispute?

Scottish Mediation provides access to mediation services designed to help people resolve disagreements constructively and reach solutions that work for everyone involved.

For landlords and letting agents, support includes mediation skills workshops, while free mediation is also available for neighbour disputes.

Mediation can help resolve issues early, maintain relationships and give those involved greater control over the outcome.

🏠 Buy-to-let market update

There have been a number of changes across the BTL mortgage market, with several lenders reducing selected fixed rates and introducing updated criteria.

Recent changes include rate reductions from BM Solutions, Coventry for Intermediaries, NatWest, HSBC, Accord, Santander, Landbay and Aldermore, alongside refreshed products from Paragon Bank and changes to lending criteria from several providers.

Paragon has also reduced rates on the shared exclusive range available to SAL members, with selected products offering a 0.25% reduction on the lender completion fee compared with its core range.

🏠 EPC reform update for Scottish landlords

The Scottish Government has published draft regulations proposing that new-style EPCs are introduced from 30 April 2028, following the previously announced delay.

From this date, new EPCs will use a new methodology, include a Heat Retention Rating (HRR) showing how well insulated a property is, and be valid for 5 years rather than 10.

There will be a transition period until 30 April 2029, during which an existing EPC under 10 years old can still be used for the first new let.

A second new let during this period would require a new-style EPC.

The delay also means the proposed Minimum Energy Efficiency Standard (MEES) for the private rented sector cannot begin on 1 April 2028 as previously proposed.

SAL has called for landlords to have at least two years between the introduction of new EPCs and the first MEES trigger date.

🏠 Supporting rural landlords to move towards warmer, lower-carbon homes

We’re pleased to support Existing Homes Alliance Scotland’s Heating Oil Campaign, calling for greater support for households that currently rely on heating oil.

For the private rented sector, the campaign is asking the Scottish Government to consider enhanced incentives to help rural landlords improve energy efficiency and move properties from heating oil to low-carbon alternatives.

With the costs involved in upgrading rural properties, it’s important that landlords have access to the right financial support, advice and practical routes to make these improvements achievable, while helping tenants benefit from warmer, more energy-efficient homes.

We’re happy to help amplify this important conversation and encourage greater support for Scotland’s rural private rented sector.

Planning a property inspection?

Make sure you give the right notice. 🏡

For Private Residential Tenancies (PRTs) in Scotland, landlords must give at least 48 hours' written notice before entering a property to carry out an inspection, check for repairs or undertake maintenance.

Except in an emergency, you'll also need the tenant's permission to enter.

Understanding your rights and responsibilities helps maintain positive landlord–tenant relationships and keeps you on the right side of the law.
