The reality of property for me…

A weekly identity crisis 🫠

Learning to be patient.

Before my Govanhill listing, I’d never had a property on the market for more than 2 weeks.

So, after a really slow start when we first listed it 7 weeks ago, assume due to the World Cup, a bit of panic definitely set in.

But fast forward to now, it’s still getting consistent enquiries and viewings, with really positive feedback from viewers.

The lesson in this listing for me is… BE PATIENT!

Not all properties sell in 2 weeks at a closing date.

Some take a little bit longer to find the right buyer and to get sellers the result they’re looking for.

And that’s perfectly ok 👌

I spotted two property listings recently in Shawlands where the estate agents had managed to spell the street names incorrectly.

Now, everyone makes mistakes, and this isn’t about saying you should only ever use a local agent. I’ve successfully sold homes outside my own patch too.

But getting the basics right matters.

Knowing the area, understanding the streets, the schools, the transport links and what buyers are really looking for all helps build confidence. If an agent can’t even spell the street correctly on the advert, it doesn’t exactly inspire trust that they’ll market your home with the attention to detail it deserves.

Selling a home isn’t just about putting it on the portals. It’s about presenting it properly, knowing how to position it, and giving buyers confidence from the very first impression.

First time ever doing this 😱

Not every property sells as quick as you’d like.

And it’s made me realise that measuring the success of a sale by how quickly you sell is irrelevant when the seller isn’t motivated by speed.

Some sales just take a little bit longer to find the right buyer.

The Q2 and H1 results are in…

Sales dipped slightly from Q1, but I’ve sold more deals in H1 2026 than the whole of 2025, so buzzin with that.

For Q2, I sold 3 deals sold to investors in:

📍 Helensburgh
📍 Livingston
📍 Thornliebank, Glasgow

❌ Almost has another in Livingston, but seller pulled out

My target for the year was to sell 5 deals to investors, so proper chuffed that I’ve sold 10 in the first half of 2026 🚀

Plus, 5 referral sales with Smart Sales & Investments in:

📍 Pollokshields, Glasgow
📍 Montrose
📍 Cumnock
📍 Hillington, Glasgow
📍 Kilbirnie

Plus, I managed to renovate a 3 bed flat in Govanhill which is now on the market 🏠 after a £29.7k renovation, we added £60k to the flat value, taking it from £150k to £210k.

Solid first half in 2026 🎯

Hopefully, the rest of 2026 is the same 🚀

From rundown to ready for its new owner.

This flat had been sitting vacant for years, and as you can see from the before photos, it needed the full works.

This was also the first time I’ve project managed a renovation, and I’m pretty bloody chuffed with the finished result.

The property had served its purpose and had caused a bit of stress and hassle due to roof issues from previous storms ⛈️

I viewed it on a Saturday and the formal offer was in by the Tuesday 🚀

Once under offer, the investor got a home report done it, where the surveyor confirmed a current value of £50k with an end value of £65k-£70k 🎯
