Sourced off market - seller was in a difficult situation and needed to secure a buyer within a few days.

I sent it to the next day and we got the offer in shortly afterwards 🔨🕺

Govanhill renovation check-in 🏚️

First time project managing a renovation and all going well so far.

Had a few challenges / unforeseen things happen, but nothing to stress about.

Had a roof leak, which was easy to fix.

It needed a rewire, which I wasn’t expecting, but sorted me out 🤝

What’s made it easier is leveraging the relationships I’ve built over the past 2 years with investors who have referred me onto good trades guys.

Current spend for refurb is expected to be approx. £31k.

All going well, should be finished by end of May, hitting the market start of June, and hopefully sold before summer holidays 🤞

Best quarter I’ve ever had. It’s not that I’ve been working harder, but my client conversions and negotiations have hugely improved.

7 deals sold to investors in:

📍 Paisley
📍 Cumbernauld
📍 Cathcart, Glasgow
📍 Croftfoot, Glasgow
📍 Perth
📍 Castlemilk, Glasgow
📍 Troon

My target for the year was to sell 5 deals to investors, so blown past that already which is fee-nomenal 💰

Plus, 6 referral sales with in:

When I connected with the seller, I pitched both the on and off market routes of selling and what price she could expect to achieve for both 🎯

She decided to sell off market and we agreed a price of £39,999 💰

I managed to find an investor the same day - he wanted to view it to confirm it was right for him, so we went out together, and he was happy to get the offer in 🤝

The seller originally contacted me in Dec 2024, but things went quiet. It took exactly one year until he was then ready to sell. Key takeaway - always follow-up ☑️

How did I find my latest flip 👀

Pure luck and timing is the answer.

When doom scrolling on social media actually pays off.

The seller was looking to connect with an estate agent on Facebook.

I replied with my number, she called 10 minutes later, and was at my flat a further 15 minutes later giving me the keys.

I got a home report done on it, which flagged up a few issues, including the roof being a category 3.

We discussed selling options - she preferred off market.

We agreed on a price that she was more than happy with.

And she never had to set foot in the flat again after giving me the keys.

SOLDDDDDD… in 13 hours 🚀

2 bed flat in Castlemilk.

Met the seller who was deliberating over whether to sell on market or off market.

Pitched both options to him and he preferred the sound of the off market route - less hassle and a quicker, more certain sale, which means he can stop having to pay the running costs quicker.

Viewed it at 5pm on Wednesday > packaged the deal and had it out to investors by 6:30pm > investor secured the following morning and offer in same day 🎯

Sourced off market by me. The strangest way I’ve gotten a lead which I’ll share another time.

I’m also going to project manage this refurb, even though I said I never wanted to do them, so I may regret this 😂

Numbers as follows 💰

Value - £150k
Price - £120k
Refurb - F**k knows but probs £30k
End Value - £210k-£220k with higher sold prices

Bought this on a bridge with the help of 🤝
