We’ve been a bit quiet… but for a very good reason 👀
The past few weeks have been incredibly intense for our team at Lucky Move Ltd.
Behind the scenes, we’ve successfully onboarded:
• 33 residential flats in Hull
• 5 HMO properties (5 bedrooms each)
That’s a total of 58 new tenancies and rooms added to our management portfolio in a short period of time.
But what does that actually mean? 🤔
Onboarding properties is not just “adding them to the system” — it’s a full operational process that requires precision, compliance, and coordination.
Here’s what happens behind the scenes:
🔹 Legal & Compliance Checks
Gas Safety, EICR, EPC, licensing requirements, HMO regulations — everything must be verified, updated, and fully compliant before any tenant moves in.
🔹 Property Inspections & Standards
Each property is inspected in detail to ensure it meets both legal standards and our internal management expectations.
🔹 Systems & Financial Setup
Every property must be correctly integrated into our platforms, rent schedules set, landlords onboarded, and financial flows structured.
🔹 Tenant Communication & Coordination
Dozens of tenants, access arrangements, documentation, and move-ins — all managed simultaneously.
🔹 Maintenance & Readiness
From minor repairs to full readiness checks — ensuring properties are safe, functional, and ready for occupation.
👉 And all of this was happening while we were still fully managing our existing portfolio.
We continued:
• conducting daily viewings
• handling ongoing maintenance
• managing tenant communication
• ensuring landlords received the same level of service and attention
No shortcuts. No drop in standards.
This level of onboarding represents a significant operational effort, requiring long hours, strong systems, and a team that knows exactly what they’re doing.
