📊 Rightmove’s latest report is out… and it’s a mixed bag.

📈 Buyer demand is up 5%, but 📉 sales agreed are still down 9% and 🏠 stock is at a 12-year high.

In Knaresborough, buyers are out there — but they’re price sensitive. 👀

Some properties are selling within weeks, while around 40% have been on the market for 100+ days. ⏳

Base rates held at 3.75% today… but don’t celebrate just yet. 👀

With a 6–3 vote and signs rates could potentially rise again before the end of the year, this could be more calm before the storm than the start of falling rates.

If you’re waiting for mortgage rates to drop, don’t assume they will. It might be worth looking at your options now.

I hadn’t even got round to ordering the photos or floorplan yet

In fact, this started when I first met the seller.

We were chatting about the property and I said, “I might actually have someone who would suit this.”

So once we agreed to go ahead, I gave them a call, got them through the door and… they loved it.

A few conversations later and it was sold.

That’s why I always say finding a buyer starts before the property ever launches on Rightmove.

It starts with the conversations you’re having, knowing who’s looking and having a good idea of what might suit them.

The whole “price it just below the bracket so it looks cheaper” thing…

I understand the psychology. I really do. 😂

But when buyers are searching by price brackets, surely you want your property appearing in front of the people who actually have that budget?

And when you throw Offers Over into the mix… my brain starts to hurt. 🤯

Maybe I’m missing something?

Estate agents who use this strategy, enlighten me.

And buyers, I’d genuinely love to know what you think. 👀

Want to know how hot the property market actually is in your area? 👀

Here’s a simple little Rightmove hack you can do yourself.

Look at the properties that have been listed or reduced in the last 14 days, then see how many have already gone Sold STC.

As a rough guide:

🔴 Under 10% = Buyer’s market
⚖️ 10–20% = Balanced market
🟢 20%+ = Seller’s market

I checked my own area…

68 properties listed or reduced.
3 sold.
That’s just 4.4%.

So based on this measure, we’re firmly in buyer’s market territory.

And that matters if you’re selling. When buyers have plenty of choice, price, presentation and marketing become even more important.

Try it in your area and see what you find. 👀

Someone told me the other day:

“All estate agents are the same.”

Which got me thinking… 🍎🍊🍌

If you only ever tried apples, you’d probably think all fruit tasted the same.

Estate agents are no different.

Corporate, high street, online and personal agents all offer something different.

I’m obviously biased, but having one person who knows your property, knows your situation and is personally responsible for getting it sold has its advantages.

So if you’re getting a few agents out, don’t just pick three apples.

Try the whole fruit bowl. 🍎🍊🍌

If you’ve ever sold a house, you’ve probably seen an estate agent pull out their Rightmove pie chart to show how many properties they’ve sold.

And it got me thinking…

Does the number of houses an agent sells really tell you the whole story?

Because without context, it doesn't tell you:

🏡 How many of their properties actually sold
💰 How close they got to the asking price
⚡ How quickly they sold them
👤 Or how much attention each client actually received

This year, I’ve sold 13 properties.

Not 100. Not 500. Definitely not 700.

But:

81% of my stock has sold vs 54% average
77% achieved asking price or above vs 33%
99.95% of asking price achieved vs 98%
31 days to agree a sale vs 64 days locally

The number of houses sold matters.

But I’d argue how well an agent sells the houses they take on matters just as much.

Because when it’s your house, you don’t want to be another number on someone's pie chart.

You want it to get the attention it deserves.
