Yesterday I visited Old Trafford, after 2 hours conquering the M62, my sat nav tried to take me to a number of dead ends but I found the right spot in the end!

It was a day of learning and building new connections as I attended the National Landlord Investment Show. There was so much knowledge to be shared and contacts to be made. Preparing us for the Rental Reform Bill was a top priority but what I enjoyed the most was being away from our business and allowing myself time to invest in my own knowledge and learning. As business owners it’s something we should always plan in and not neglect!

I’ll be back next year, hopefully to the same venue as at least I’ll know where I’m going then! 🤣

Accountability partners

Was great to meet up with a few of the members of our accountability group yesterday whilst at the summit.

Property can be a lonely business but having accountability partners helps you set goals, stay on track, always be aiming in the right direction and most importantly supportively guide you back when you head of course.

Without the guys here today and the others in the group who were not able to attend we would not have achieved our fantastic progress in the last year. So thanks so much to you all and can’t wait to see what we all achieve this year.

Every week we the a planning session…this helps us agree our business and individual priorities for the forthcoming week. It’s such an important part of our weekly routine, without it we are not as focussed and therefore not as productive. We choose to do it in our local pub which is most definitely a benefit - working lunch anyone?!?

We can’t believe how quickly the weeks fly by. Last week was a busy one with viewings, checking in on the progress of our refurbs, managing serviced accommodation guests, putting in offers on properties, coordinating re-mortgages and mapping out the longer term vision of our business.

We measure our success by those small steps, whether its making offers, checking in with our builders, sorting paperwork or just chatting about our business. By making small steps daily helps us make leaps in our journey every month.

Do you ever look back and realise how far you have come?

Top tips for letting your own property 🏡🏡

If you are looking to rent out your property and not using an agent there is so much to consider however I thought I’d share a few tips for finding some great tenants:

1) Use an online provider who can advertise on the portals such as Rightmove (eg Openrent)

2) When carrying out viewings schedule block times. This means you don’t waste your time on people who don’t turn up and also generates interests when people see others viewing too

3) Meet your tenants, even if you are using someone else to carry out the viewings then I really recommend you meet the person you want to offer to - you get such a feel for the right person when you meet them

4) Use an online credit referencing but also (if possible) call the previous landlord, it’s always good to hear how they have looked after their previous property and if they’ve paid their rent on time.

We’ve had a busy time recently carrying out viewings, looking at some opportunities for both our buy to let and serviced accommodation businesses.

These couple could potentially make great buy to lets, when fully refurbished - check out the bathrooms and gardens! Just a touch up needed, heh?

In our business, we often meet people in potentially stressful or challenging situations. The other week we met someone who was looking to sell their late mother’s house.

We asked questions to understand what was important to him and what he was looking for from a sale. As it turned out, what he thought he wanted turned out to be far more emotionally driven than what he told us. Speed and ease were his priorities however he chose to offer the property at a lower price to a family member of someone who had helped him.

We really hoped to help in this situation and had built a good relationship, you never know what will happen and hopefully if things don’t work out with the other buyer, we will be his first point of call!

Our gorgeous daughter is 8 today, we’re not sure where the last 8 years have gone but it’s definitely been a whirlwind.

She brings us lots of fun and laughter and is a wonderful caring and loving big sister, friend and daughter. She teaches us something new everyday and am sure she will continue to challenge and teach us and bring fun and laughter for the next 8 years and beyond.

Half term education…..

Not only were we creating all things jubilee over half term but our youngest was also learning all about property. Buying houses, paying rent and taking risks. All good lessons to learn and very different to the maths and phonics she learns at school. Let’s hope in a few years time she will be actively working in the business, even as a Saturday job, it’s great to learn the value of money and how we have to work hard to achieve what we wish for. I think we still have a few years until we’re letting her loose on a paint brush though 🤣🤣
