This long-term commitment means that our exceptional customer service and commitment to you, and Newham, is here to stay. We’re growing fast - Populo has 475 homes completed and in management, with 392 under construction. Our aim is to build more than 7,000 new homes by 2040.

Seeds of Heritage at The Dovetail yesterday was a really special afternoon 🖤

Adeel, who has lived on the estate for over 30 years, shared an exhibition about the history of Black gardeners in the UK and what they grew, including providing Bird of Paradise seeds for everyone to take home and grow themselves. Our young residents made delicious hibiscus and ginger mocktails and picked up a few things about the ingredients along the way 🌺

A very competitive game of dominoes broke out, and the patties, plantain chips and ginger cake disappeared fast - thank you to Adeel and everyone who came along for Black History Month. 🌱

Meet Emille, 25, training in formwork at Ferndale Park 🏗️

He's lived in Newham for 15 years and used to supervise in hospitality before Our Newham Learning & Skills and Careys put the apprenticeship his way. It was a leap into something completely different, and one he took because he knew that it could open new avenues and opportunities for him.

Now he's on site erecting the forms that concrete gets poured into, working alongside steel fixers and engineers to get every detail just right. In his words: “Preparation, hard work and quality control are essential and non-negotiable” – and Emille has really stepped up to the plate. This is one example of what Social Value looks like in practice. At Populo, we hold ourselves and our partners to their commitments, ensuring local people benefit from local developments.

What keeps him going is knowing what it's for. Ferndale Park will soon be home to families and individuals building a life for themselves here in Newham, and Emille's proud to have had a hand in getting them there.

Working with Hill and Newham London, Populo is helping more local people access apprenticeships like Emille's, giving residents the skills to thrive alongside the new homes and neighbourhoods being delivered around them.

Saturday's Open House tours of Plaistow Hub were made by the people who came along.

We had locals who've watched the area change for years, new arrivals wanting to learn more about the area, and folks who'd travelled across London just to see the project for themselves. Up on the 10th floor, people were pointing out their old schools, their workplaces, neighbouring buildings they grew up in - it was lovely to hear their insight and memories of the area.

The tour took in a flat, the communal kitchen and rooftop at London Road, station square and the shops nearby (thanks for the coffee), and finished at Valetta Grove park talking about the community library and space opening soon with .

Last week we held our annual Summer Party on Carpenters Estate ☀️ Music, mocktails and good company, with herbs grown right in our community gardens making their way into the drinks!

Adeel, our resident gardener, has lived on the estate for over 30 years and is now transforming the gardens and green spaces with the neighbours he shares them with. Plots are free to use, and residents get a say in what's grown there, meaning the garden reflects the diverse roots of our community 🌿

There are weekly sessions offering herbs, fruit and veg to anyone who wants to grow and use them, plus a dedicated kids' plot where children on the estate are growing tomatoes and strawberries and learning where their food actually comes from.

Alongside the music and mocktails, we used the afternoon to update residents on the TMO project and hear directly from them about what they want to see in the new community space. The ideas ranged from creative writing sessions to small business support, and they'll help shape what comes next for the community.

Thanks to everyone who came along, gardened, poured mocktails and made the afternoon what it was!

A new chapter for Carpenters Primary School 🏫✨

Planning has been approved for an innovative scheme enabling residential development to support the delivery of a replacement school and community infrastructure, alongside 120 new homes and brand new sports facilities.

The current school has served generations from a 1970s building. This new design gives it a clear future: flexible classrooms, dedicated SEN provision, and a new MUGA + Futsal pitch that pupils and local residents will both get to use.

11 years of planning for one big milestone - we're thankful to everyone involved 👏

We're so proud that the Carpenters Calisthenics gym has been shortlisted for Delivering Social Value at the Building Awards 2026 🏆

Working with charity Steel Warriors, we installed outdoor calisthenics equipment forged from roughly two tonnes of confiscated knife steel (the equivalent of around 8,000 knives removed from London's streets) and turned a symbol of harm into a piece of community infrastructure.

Since December 2024, Steel Warriors have run free weekly coached sessions on-site, and our Year 1 Community Impact Report shows growing resident confidence using the equipment independently and consistently.

We commissioned this project to directly tackle health inequalities and social isolation for residents of Newham London, and it's been a real pleasure watching the community make use of it. Congratulations to the whole team, and thank you to Steel Warriors for a partnership that's delivered real community benefit.
