⚡ Ever noticed those strange golf-flag-style poles dotted around some buildings, with metal straps snaking away from them?

They’re likely part of the building’s lightning protection system. The poles act as air terminals, providing a point for a lightning strike to be intercepted, while the conductive straps provide a path for the electrical current to safely discharge into the ground.

As part of wider refurbishment works to a building in Chiswick, where we are acting as Contract Administrator, we specified the testing and necessary repairs to the lightning protection system and are overseeing the works on site.

It’s one of those bits of building infrastructure that can be easy to overlook until you know what you’re looking at. With extreme weather and thunderstorms potentially becoming more frequent as the climate changes, keeping these systems properly maintained is increasingly important.

Not something you see being repaired every day! ⚡

Some people were probably relieved to see the rain last night after such a long dry spell. We were pleased for a slightly different reason…

We recently completed the full replacement of the flat and pitched roofs at The Orangery in Hampton — a Grade II listed building within a conservation area — so the rain gave us a timely opportunity to put the new roof to the test, just after the scaffolding was dismantled.

Thankfully, no more leaks!

The project involved a number of sensitivities, including obtaining Listed Building Consent.

The finished result has transformed the building in many ways:
- Natural slate replacing the old asbestos artificial slates
- Cast aluminium ogee guttering replacing modern plastic
- Removal of a poorly painted metal drip detail that was out of keeping with the building appearance
- Replacement of old rotten timber rafters
- Addition of fire-stopping to compartment walls in loft void
- Removal of redundant cables, pipework and water tanks
- Insulation added to dramatically improve thermal performance

Most importantly, the numerous historic leaks have now been rectified. See the “before” and “after” photos for the full transformation.

A challenging project, but a great result - and there’s something particularly satisfying about watching the rain run off a brand-new roof with not a leak in sight.

“What does a drone actually add to a building survey? 🚁

A drone can provide a much clearer view of roofs, chimneys and other high-level elements that may be difficult or impossible to inspect properly from ground level.

During a drone inspection, we may be looking for:

• Slipped, cracked or missing roof coverings
• Deteriorated chimney pots, flaunching and masonry
• Defective lead flashings
• Blocked or poorly formed valley gutters
• Damage around rooflights and penetrations
• Ponding or deterioration to flat roofs
• Defects hidden behind parapet walls
• Areas of previous repair or alteration

It can also help establish the overall roof arrangement and how different slopes, gutters, extensions and drainage points interact.

However, a drone does not remove every limitation.

It cannot see beneath roof coverings, confirm the condition of concealed timbers or prove that a roof is watertight. Weather, access restrictions, nearby buildings and aviation rules may also limit its use.

The images still need to be interpreted alongside the internal inspection, construction type, visible staining, moisture readings and the history of the property.

A drone is therefore not a substitute for surveying judgement.

It is another inspection tool that can provide better evidence and reduce uncertainty when used properly.”
