Looks like this parakeet found itself a new home… unfortunately, it was behind a timber soffit! 🦜

We spotted this during a recent inspection after the bird managed to get access through gaps in deteriorating timber fascia and soffit boards.

It’s a good reminder that small maintenance issues on the outside of a property can quickly turn into bigger problems if left unchecked - especially during nesting season. Loose or decaying timber can allow birds, pests and moisture into roof spaces before homeowners even realise there’s an issue.

We’ve recently completed a rope access repair and redecoration project in Central London - giving this building a full external refresh without the need for traditional scaffolding.

Four common questions on the Party Wall Act 1996 - answered by our surveyors 👇

1. When does the Party Wall Act 1996 actually apply?

It’s generally triggered under three sections:
• Building up to a boundary
• Works to an existing party wall (cutting into, raising, removing, etc.)
• Excavating within 3m or 6m of a neighbouring property to a greater depth

2. What happens if works start without serving notice?

This can lead to delays and additional costs. In some cases, neighbours may seek an injunction to stop the works.

The Act is there to allow works to proceed, but also to protect all parties involved - and it’s not something courts take lightly if ignored.

3. Do both neighbours need to agree on the same surveyor?

No - each owner can appoint their own surveyor.
Alternatively, both parties can agree on a single Agreed Surveyor.

In all cases, surveyors must act impartially.

4. How long does the process typically take?

There are statutory notice periods of 1–2 months, along with time for responses, schedules of condition, and agreeing the Award.

Early advice helps avoid delays and keeps projects on track.

Scaffolding isn’t always the answer…. here’s where rope access comes in.

We asked one of our surveyors, who specialises in rope access inspections:

What is rope access in surveying/inspection work?
Rope access is a safe method of accessing difficult-to-reach areas of a building using ropes and harness systems. It allows us to carry out close-up inspections and works without the need for scaffolding or large access equipment.

When would you typically use it?
We regularly use rope access for FRAEW and EWS1 inspections, where our surveyor can physically inspect the external wall system at close range. This avoids relying solely on third-party information and allows us to make more informed, evidence-based assessments.
We also use it for repair and maintenance works such as façade redecorations, localised masonry repairs, and defect investigations.

Why can it be a cost-effective and efficient method compared to scaffolding?
It is significantly quicker to mobilise than scaffolding and typically much more cost-effective. It also allows targeted access, meaning we can focus directly on areas of concern rather than accessing the whole building unnecessarily.

Our approach / USP
A key difference is that we are Chartered Building Surveyors carrying out the inspections while on the ropes. This means defects, workmanship, and materials are assessed first-hand by a qualified professional, rather than relying on photos or contractor feedback. It gives a higher level of quality control and confidence in the findings.

Any key considerations?
All works are undertaken by IRATA-qualified operatives, with detailed planning and safety procedures in place. Rope access is not suitable for all scenarios, particularly where prolonged access or heavy works are required.

⚠️Cracks don’t always stay the same⚠️

These two photos are from the same property, taken around 18–24 months apart.

What started as a small crack has opened up significantly over time, running from the ceiling down the wall.

This is no longer typical minor settlement - it’s a clear sign of ongoing structural movement.

Left untreated, structural movement in a property can worsen quickly and lead to expensive repairs and difficult insurance claims.

That’s why at Hallas & Co we focus on finding the cause first and carrying out repairs second.

In this case, we recommended:
• A structural engineer to assess the movement
• Trial pits to check foundations and ground conditions
• A CCTV drain survey to rule out leaking or damaged drains

These steps help us identify the root cause, rather than just patching what you can see. That way, we’re not treating the symptoms - we’re making sure the underlying issue is properly resolved before any repairs begin.
