2031 might sound a long way away.

In property terms, it really isn’t.

The Government has set out its intended direction for new Minimum Energy Efficiency Standards, with larger privately rented commercial buildings potentially required to achieve EPC B from 2031, where cost-effective.

And for landlords with mixed-use portfolios, there’s another date to consider: higher energy efficiency standards are also planned for privately rented homes from October 2030.

So, should landlords be starting major programmes of work now? Not necessarily.

But should they be looking at their portfolio, upcoming lease events, planned maintenance and future investment – and working out where energy improvements could fit into those plans?

Absolutely.

Our latest blog looks at what’s changing, what isn’t, and what commercial and mixed-use landlords should be thinking about now.

Property is about people.

That might sound like a simple statement, but it's a principle that shapes the way we work.

Our expertise is in property - consultancy, asset management, commercial agency and building surveying - but ultimately we understand that the impact of that work is human.

It's about creating better places to work.

Helping landlords and occupiers make good decisions.

Creating spaces that work for the people who use them.

And building relationships based on professional advice, good communication and an understanding of what our clients are trying to achieve.

Because however technical working with commercial property can be, there's always a person on the receiving end of decisions we make.

London never stands still.

The skyline changes. Businesses evolve. Neighbourhoods develop.

And the commercial property market continues to create new challenges and opportunities.

It's one of the things that makes working in the capital so interesting.

Shepherd Property Consultants has long had a London presence: and we're about to see the city from a slightly different perspective.

Our London team will soon be moving from Richmond to a new, more central home.

We'll share more when the time comes. For now, we're looking forward to the view.

The value of proactive property management isn't always obvious.

That's because its biggest successes are often the problems that never happen.

A lease renewal secured before a tenant starts looking elsewhere.

Maintenance carried out before it becomes an emergency.

An issue identified during a routine inspection rather than after an expensive repair.

That's why good property management rarely creates headlines.

18/07/2026

Commercial property management is best judged by the problems that don't happen.

The leaking roof that's repaired before it disrupts a tenant.
The lease discussion that starts months before expiry.
The maintenance programme that prevents costly repairs.
The opportunity that's identified before it's missed.

When an estate is managed proactively, things tend to run more smoothly - for landlords, occupiers and everyone involved.

It's not about reacting to issues as they arise. It's about planning ahead, communicating well and protecting the long-term value of your investment.

That's the difference a proactive approach can make.

The best property management rarely makes headlines.

When a commercial property is performing well, it’s easy to assume everything is simply taking care of itself.

In reality, effective property management is the result of countless decisions made behind the scenes.

Regular inspections.
Planned maintenance.
Clear communication with tenants.
Forward planning.
Identifying issues before they become expensive problems.

It’s not about reacting to challenges - it’s about preventing many of them from happening in the first place.

That’s why the best property management often happens quietly.

An empty commercial property is never just empty space.

Every week a unit sits vacant can mean lost rental income, ongoing costs and uncertainty for future planning. And they are rarely solved by simply waiting for the next tenant to appear.

A more proactive approach can make a real difference:

🗒️ Start planning before the lease ends
🙂 Keep good tenants engaged
🔨 Stay on top of maintenance and presentation
🧠 Understand the local market
🎯 Make targeted improvements where they add value
📝 Prepare marketing before the property becomes vacant
📈 Manage the asset proactively, not reactively

For landlords, reducing void periods is about protecting income, improving occupancy and keeping commercial property performing as it should.

We’ve explored this in more detail in our latest blog.

Commercial property problems rarely appear overnight.

Usually, the warning signs are there much earlier: in maintenance trends, tenant communication, compliance gaps, or the way a building is being used day to day.

The challenge is spotting them early enough to act before they become expensive.

That’s where proactive property management makes the difference.
