🚨 Landlords: The Renters' Rights Act is Coming in May 2026. Are You Ready? 🚨

From 1 May 2026, the Renters' Rights Act 2025 will introduce the most significant changes to the private rented sector in a generation.

For our landlords in South East London, Dartford, North Kent, and the surrounding areas, preparing now is crucial to protecting your investments.

Here are the key changes you need to be aware of:

Abolition of Section 21: 'No-fault' evictions will end. Regaining possession of your property will require a valid legal reason under an updated Section 8 notice.

The End of Fixed-Term Tenancies: Assured Shorthold Tenancies (ASTs) will be replaced by rolling periodic tenancies. Tenants will have the right to give two months' notice at any time.

Stricter Rent Increase Rules: Rent can only be increased once a year via a formal Section 13 notice, and rental bidding wars will be banned.

Pet Requests: Tenants will have the legal right to request a pet, and landlords cannot unreasonably refuse (though insurance may be required).

Rent in Advance Limits: You will only be able to request a maximum of one month's rent in advance.
