Here are the two key changes to the Shared Ownership scheme that came into effect in May 2026:

1. Share options 🏡

Prior to May 2026, you could buy a Shared Ownership home from as little as a 10% share to a maximum of 75%. The recent change states that housing providers are now only required to offer the full range of share options on 25% of homes on a development.

This basically means that not all homes may be available to buy from 10%, and instead, as an example, the minimum share you can purchase is 30%. This will likely vary and also be subject to change as homes are sold.

2. Service charge breakdown 🏡

Housing providers must now include a full breakdown of services charges in the Key Information Document. This is to help give greater transparency around ongoing costs so you can see exactly what’s included in your service charge.

Can you buy a shared ownership home and own it outright? Yes - but not initially. The maximum share you can buy at first is 75%. Then, anytime after you’ve bought the share, you can ‘staircase’ (buy the rest) owning it 100% outright. The initial 75% cap is to keep homes affordable for people who can’t buy on the open market.
