Week 19 delivered exactly what you would expect after the Bank Holiday slowdown, a sharp rebound in activity across the UK property market.

27,016 homes sold stc last week, making it the second best week for UK house sales in the last 12 months and comfortably above the long term Week 19 average of 24k. Buyers are clearly still out there and year to date sales agreed remain ahead of 2024 levels.

But once again, demand is only half the story.

41.8k new listings hit the market in Week 19, one of the strongest supply weeks of the year so far. More homeowners are entering the market, yet the number of buyers is not rising at the same pace. That means competition between sellers continues to intensify.

And this is where many vendors still misunderstand the market.

Yes, good homes are selling. In fact, average agreed £/sqft prices are still rising, up 1.8% year on year. Yet buyers are becoming increasingly selective because they now have choice almost everywhere they look.

That is why only 14.6% of estate agents’ stock went sale agreed in April and why just 53.9% of homes leaving agents’ books actually exchanged and completed.

The brutal truth?

This is not a market where you can simply “come on high and see what happens”.

The homes winning are the ones priced correctly from day one, creating urgency and competition early.

Because in today’s market, buyers still pay strong prices…
Just not for overpriced homes.

UK house sales are down 2.2% since the start of April.

Yet perhaps the more important statistic is this:

The average £ per square foot achieved across the UK regions has actually RISEN from £344 per square feet to £352 per square feet.

That is an increase of 2.2%.

So, whilst transaction numbers have softened slightly, house prices themselves are proving remarkably resilient.

That is not the profile of a collapsing housing market.

It is the profile of a market where buyers still exist, but they have become more selective because they now have far more choice.

The best priced homes are still selling well. The overpriced homes are simply helping the competition sell theirs.
