Is you team aware of the changes in HHSRS? 🤔

If you have spent time working in an estate or letting agency, you will know how easy it is to focus on the obvious repair. You’ll visit the property, spot the issue, add it to the inspection report and send it to the landlord.

Now, the Housing Health and Safety Rating System (HHSRS) is asking agents to look beyond the defect and consider the risk it creates. Agents must consider who lives in the property and what might happen if the issue is left unresolved.

The revised HHSRS came into force on 23rd June 2026, and addressing any problems in a property early is always the safest option.

Renting, rent reviews and tenant rights under the Renters’ Rights Act 🏠

Under Section 13 of the Renters’ Rights Act, landlords may raise rent only once in any twelve-month period. Tenants may challenge these increases through the First-Tier Tribunal.

Advance rent is restricted, and landlords may only ask for one month’s rent in advance. Strengthened tenant rights mean tenants have the right to request to keep a pet and landlords may not charge separate fees or deposits beyond those permitted under the Tenant Fees Act.
