HERTFORDSHIRE PROPERTY MARKET UPDATE – SEPTEMBER 2026
As we move into the traditionally busy autumn market, there are encouraging signs for homeowners across Hertfordshire, although the next few months could prove particularly important for buyers and sellers.
The summer market has been more challenging, with buyers taking longer to make decisions and affordability continuing to influence activity. However, buyer demand has been showing signs of improvement as we head into September.
INTEREST RATES – THE NEXT BIG FACTOR
One of the biggest influences on the autumn property market will be interest rates.
The Bank of England's current Bank Rate is 3.75%, with its next decision due on 17 September. At the July meeting, the Monetary Policy Committee voted 6–3 to hold rates, but importantly, three members voted to increase Bank Rate to 4%.
Inflation also remains above the Bank's 2% target, and the Bank expects inflation to rise again later this year as higher energy costs feed through into the economy.
This means that another interest-rate increase cannot be ruled out.
For Hertfordshire, this is particularly significant because property values and therefore typical mortgages are relatively high. Even a relatively small increase in mortgage rates can reduce how much buyers can afford to borrow.
If borrowing becomes more expensive, we could see buyers reducing their budgets, increased negotiation on asking prices and longer selling times for properties that are priced too ambitiously.
Conversely, if inflation settles and interest rates remain stable or eventually begin to fall, improved mortgage affordability could release considerable pent-up demand into the Hertfordshire market.
STAMP DUTY – ANOTHER AREA TO WATCH
Stamp Duty is also becoming an increasingly important consideration for buyers.
Under the current rules in England, a standard residential buyer begins paying Stamp Duty above £125,000, while purchasers of additional properties normally pay an additional 5% surcharge.
This has a disproportionate impact in Hertfordshire because of our higher property values.
Any future Government changes to Stamp Duty could therefore have a noticeable effect on the local market.
A reduction in Stamp Duty or an increase in the thresholds could improve affordability and encourage more buyers to move, particularly those looking to upsize. It could also stimulate transactions further up the property chain.
On the other hand, any increase in Stamp Duty or additional taxation of higher-value properties could have the opposite effect, particularly across Hertfordshire's £500,000-plus market.
It is important to stress that future changes should not currently be treated as confirmed policy. However, buyers and sellers should keep a close eye on any Government announcements.
WHAT DOES THIS MEAN FOR HERTFORDSHIRE SELLERS?
The market is still moving, but pricing correctly from day one is becoming increasingly important.
Buyers have more choice and are much more aware of the cost of borrowing, Stamp Duty and the overall expense of moving home.
Properties that are well presented, marketed strongly and priced realistically can still attract excellent interest. Those launched significantly above their realistic market value risk losing the crucial first few weeks of exposure.
For homeowners considering selling, there could also be an argument for getting onto the market sooner rather than waiting to see what happens with interest rates or taxation. Certainty can be valuable in a market where Government policy and borrowing costs can change buyer sentiment surprisingly quickly.
My expectation is for a busier Hertfordshire market through September and October, but one that remains extremely price-sensitive.
The buyers are there. The key will be attracting them with the right price, presentation and marketing strategy.
