Auction metrics hold steady as spring selling season wraps up

Ray White New Zealand scheduled 254 auctions last week, with volume remaining strong during the last weeks of spring.

The group recorded a clearance rate of 59.3 per cent, up 4.65 per cent year-on-year, with an average of 2.2 registered bidders and 1.9 active bidders.

“Ray White auctions delivered a notable surge in activity and success last week, buoyed by warmer weather and the arrival of the lively spring–summer selling season,” Ray White head auctioneer Sam Steele said.

“Across New Zealand, 254 scheduled auctions achieved a clearance rate of 59.3 per cent, underscoring the enduring appeal of auctions as the preferred method of sale in today’s evolving market.

“Buyer engagement was particularly strong, averaging 2.2 registered bidders per auction, with several campaigns drawing double-digit registrations, a clear signal of the competitive energy driving recent results.

“With listing volumes settling, more sellers are choosing the auction process for its unrivalled ability to attract motivated buyers and secure premium outcomes. And with Christmas now firmly on the horizon, homeowners, agents, and mortgage advisers are aligning their campaigns to harness the seasonal uplift that traditionally characterises this time of year.

“Auctions continue to outperform on speed, with an average of just 35 days on market compared with 49 days via private treaty, a decisive advantage for those seeking momentum. With auctions accounting for 34.2 per cent of Ray White listings nationwide last week, confidence in their transparency, efficiency, and results continues to strengthen as we move toward the festive season.”

The Dial Has Shifted – Momentum Returns to the Market

After two cautious years, the tide is turning. The Reserve Bank’s half-point cut to the OCR – now 2.50% – has flowed straight into lower mortgage rates, putting confidence and spending power back into Kiwi households.
