December recorded a solid level of contracts written, trending up from December last year, with strong engagement across all buyer groups. While enquiry levels naturally softened with the festive season and toward the end of the month ,overall activity reflected healthy market participation.
Motivated sellers were well positioned to attract buyer interest and achieve a successful sale. Open-home attendance was steady across most properties.
Auctions delivered some strong results with some properties transitioning seamlessly into productive post-auction negotiations. This seems to be still a popular choice of sales method for owners.
Although momentum eased slightly as the year drew to a close, early indicators suggest renewed confidence heading into 2026. Local salespeople remain optimistic, noting listing numbers are slightly back, so a good time to list. Affordable sections presents ongoing opportunities for purchasers entering the market.

First home buyers remain the most active in the market, due to lowering interest rates. There were also reports of a notable increase
in investors entering the market. Attendance at open homes has increased, especially for properties priced under $2 million.

Auction room clearance rates remain favourable. Vendor expectations remain stable as in previous months. However, astute vendors recognize that with plenty of choice available they need to be prepared to meet the market, with early offers often being the best.

Local salespeople noted a positive shift in market sentiment, driven by declining interest rates and economic improvement.
Local salespeople are optimistic for the outlook for the coming months, with expectations of continued upward trends in buyer confidence and auction activity for the region.

As we head toward the end of 2025, it’s a great time to reflect on what’s been a big year. Many of you may have noticed I’ve been kept very busy, particularly across development projects.
 
This year has seen multiple developments on the go, including Waipuna Rise, Kawarau Villas, Mountain Oak and Central Peaks - all with strong appeal.
 
I’ve also had the opportunity to list and sell properties within developments I’ve previously been involved in, and with a strong understanding of these projects and an extensive database, I continue to achieve great results for past and present developments.
 
Without giving too much away, there are some very exciting opportunities coming in the new year - so watch this space.

REINZ September Stats. Here’s what you need to know:
Enquiries have increased, as part of the overall seasonal trend and more confidence in the market, spurned by the lowering of interest rates and official cash rate cuts. Top end ($3million plus) has continued to see increased enquiry and several good sales, especially on the back of foreign ownership announcements.
Most vendor expectations, in terms of asking price, were ahead of the market. Spring brought an increase in listings, and most open homes saw a rise in attendance.
Auction room attendance has been buoyant and clearance rate for Bayleys is still trending well above the National average.
Over the next coming months, salespeople predict increasing confidence, enquiries to pick up again and an increase in volume, which should provide good momentum into the Xmas period. There was a Hanley’s Farm release in September 2024, if we include these numbers the total sales are 212, median sale price $425,000 and days to sell are 118.
