Real estate doesn’t take weekends off… and apparently neither do garage doors! 😂🏡

Final walk-through Thursday ✅
Closing scheduled for Monday 🎉
Then over the weekend… the garage door decided it had other plans. 🤦🏻‍♀️

With my sellers living out of state, Saturday evening and Sunday morning turned into phone calls, coordinating repairs, and making sure everything was handled so we can stay on track for closing.

Sometimes being a REALTOR® means a lot more than putting a sign in the yard and handing over keys. It means being there when the unexpected happens — even on a weekend — and taking care of the details when your clients can’t be there themselves.

📘 IMPORTANT UPDATE FOR CLOSINGS BEGINNING MARCH 1, 2026

Beginning March 1, 2026, certain residential real estate transactions will require reporting to the U.S. Department of the Treasury’s Financial Crimes Enforcement Network (FinCEN).

This is part of a new federal rule focused on transparency in real estate transactions. 🏡

🔎 Why This Matters

It has been discovered that some legal entities and trusts have purchased residential property for money laundering purposes. That activity can distort the market and disadvantage legitimate buyers and sellers.

This rule is designed to increase transparency in certain cash transactions.

📋 What Transactions Are Reportable?

A transfer must be reported when all of the following apply:

• The property is residential
• The transfer is non-financed (cash transaction) 💵
• The buyer is a certain type of entity or trust
• No exception applies

👩‍💼 Who Files the Report?

The report will generally be filed by the closing or settlement agent — typically through the title company or another professional involved in the settlement process.

✅ What You Should Do

If you have a transaction closing on or after March 1:

• Reach out to the title company early 📞
• Ask whether the transaction falls under the new reporting requirements
• Inform your client prior to closing if additional documentation may be required
