The Metro DC market has lost some momentum, but the latest numbers tell a more nuanced story.

Contract activity fell 14% compared with the same week last year, continuing the slowdown we’ve seen since early August. But homes aren’t necessarily becoming harder to sell—the regional average days on market actually improved from 44 days to 42, with four of six jurisdictions seeing homes go under contract faster than last year.

Year-to-date, the region is still just 1% behind 2025.

The takeaway? It’s a slower market, not a stopped market. For sellers, pricing and presentation matter. For buyers, less competition may create new opportunities.

The first five minutes of a showing can tell you a lot. 👀

While you’re taking in the kitchen, imagining your furniture in the living room, or deciding how you feel about the space, I’m usually looking at a few other things.

How has the home been maintained? Does the layout actually work? Are there signs of bigger expenses down the road? And, maybe most importantly, which things can you easily change—and which ones will you have to live with?

You don’t need to walk into a showing knowing exactly what to look for. That’s part of why I’m there.

Buying new construction can be exciting, but I always remind buyers that there are a lot more decisions involved than simply choosing a floor plan.

Which lot makes the most sense? Which upgrades are worth the added cost? What can still be customized? And how far along is the home in the construction process?

Timing matters, too. The earlier you are in the construction process, the more opportunities you may have to make certain changes. Once construction is further along, those options can become much more limited.

And one thing I think is especially important to remember: the sales representative at the builder’s office represents the builder.

When I represent you, my job is to look out for your interests, helping you evaluate lots and upgrades, keep track of important deadlines, communicate with the sales office and navigate the process from contract to completion.
