Beautiful countertops and stylish finishes can make it easy to fall in love with a house.

But when you’re considering one of the largest purchases you’ll make, remember to look beyond the cosmetics.

Pay attention to the things that may be harder or more expensive to change:

• Location
• Lot and drainage
• Floor plan
• Foundation
• Roof age and condition
• Windows
• Heating and cooling systems
• Electrical and plumbing
• Overall maintenance
• Property taxes and recurring costs

✔Paint can change.
✔Cabinets can change.
✔Flooring can change.
✔Location and lot characteristics generally cannot.

A beautiful house is wonderful, but a home should also make sense functionally and financially.

📉 Should You Wait for Mortgage Rates to Drop Before Buying?

It sounds simple: wait for rates to fall, then buy.

But there’s another side to that strategy.

If mortgage rates decline significantly, more buyers may decide to enter the market at the same time. Depending on local inventory, that could mean increased competition for desirable homes.

Instead of trying to predict exactly where rates will go, look at what you can control.

📍Can you comfortably afford the payment today?
📍Is there enough inventory to give you choices?
📍Do you plan to stay in the home long enough for buying to make sense?
📍Are sellers negotiating in your particular market?

If the numbers don’t work, waiting may absolutely be the right decision. But, if the numbers do work, waiting solely because you’re trying to perfectly time interest rates may not always produce the outcome you expect.

Your decision should be based on your finances, your goals, and your local market and not one headline.
