Selling a home in the Annapolis area usually has very little to do with the house.

People assume you sell because something went wrong.

Usually, it’s the opposite.

Life changed. And the house didn’t.

Here’s what it actually sounds like when someone calls me:

They’re done maintaining 3,000 square feet in Davidsonville. What they want now is a home in Heritage Harbour. Less house to maintain, more time to enjoy the lifestyle they’ve worked for.

They’ve outgrown the home they bought when the kids were little. What once felt spacious suddenly feels tight, and now they want another bedroom, a bigger yard, or simply a little more breathing room.

Orders came in.

They’ve loved living in the Annapolis area, but the next duty station is somewhere new. Military life doesn’t always let you choose when you move—but it does make having someone who understands the area and the PCS process especially valuable.

They’re trading Maryland winters for a February in Naples. Outdoor dining, sunsets by the water, and golf on a Tuesday.

Sometimes the move isn’t about wanting a different house.

It’s about wanting a different life.

And sometimes, it’s simply time for the house to catch up with the life you’re living now.

🦀 Crab cakes at Pappas Seafood Company on a Thursday because nobody felt like cooking.

🌽 Saturday morning at the Anne Arundel County Farmers Market

🚗 The drive home through Riva, Edgewater, Davidsonville or South County when the light hits just right.

None of that is a headline. It’s just what it’s like to live here.

This is your sign to spend a day on the South River before summer ends. ☀️🌊

Start with some time on the water, grab lunch at Mikes Restaurant and Crabhouse , Edgewater Yellowfin or Coconut Joe’s Bar & Grill then head over to explore Historic London Town & Gardens

One of my favorite things about South Anne Arundel County is that you don’t have to go far to have a full summer day, the water, good food and a little Maryland history are all right here.

Summer isn’t over quite yet. Go enjoy it. 💙

The most expensive mistake I see sellers make? Starting too high.

If you’re planning to sell in South County or just outside Annapolis, here’s the part nobody wants to hear:

You don’t set the price of your home. A buyer does.

What we can influence is how buyers perceive the value of your home before they ever walk through the door. And pricing is one of the biggest levers we have.

Most sellers price high because they’re afraid of leaving money on the table. But it can actually do the opposite.

I’ve watched sellers turn down a first offer because it wasn’t full price, only to wait for another offer after a price reduction and that next offer was even lower.

Your first couple of weeks on the market matter. Price it strategically, create interest, and you have a better chance of creating competition.

Price it too high, and you may spend the rest of the listing trying to catch up with the market.
