yers and sellers. I have been licensed since 2001 and with 8z Real Estate since 2005. As an expert in the 80002, 80005, 80007, and 80211 zip codes, I service both buyers and sellers in a large swath of the West Denver Metro area: Arvada, Golden, Westminster, Wheat Ridge, Lakewood, Littleton and Denver. I was born in Denver and raised in Arvada. I love Colorado and have never lived outside of this state! In fact, the furthest I've moved is Durango, when I attended Fort Lewis College. I currently reside in the Valley at Rainbow Ridge in Arvada, Jefferson County. I've lived at this address for ten years, prior to this I lived in Southeast Denver (15 minutes from downtown.) Although I've never had a home outside the Centennial State's borders, I do love to travel. I have toured Japan, Italy, Germany, New Zealand and Prague. Giving back to my community is very important to me! I actively participate at my kids school, Van Arsdale Elementary and coach the level 5 Freshman Volleyball team at Ralston Valley High School. And in my very limited free time, my hobbies include snowboarding, skiing, camping and playing volleyball. Although since becoming a mother, my activities have changed slightly! I now enjoy taking my son and daughter to their sporting activities at the local YMCA, APEX center, the myriad of baseball and soccer fields around Jefferson County and West Denver Metro abundant number of open parks.

I know you know the last few years have been a competitive seller's market. 📈

But recent data indicates that the housing market might be moving toward a more balanced state where neither buyers nor sellers have the upper hand.

Are we really returning to market balance?

Here are the trends I'm keeping my eye on:
⚖️ Inventory is growing
⚖️ Interest rates are lowering
⚖️ Homes are beginning to sit on the market longer
⚖️ In some instances, sellers are receiving fewer offers

The verdict? Lower mortgage rates are ushering in a new wave of buyers previously locked out of the housing market. 🌊

BUT, it's important to note that all of this is happening on a national level.

Local market variation and economic factors will vary.
