MAYBE THIS IS THE SUMMER TO MAKE YOUR MOVE ☀️🏠

We know a lot of buyers are frustrated right now.
Prices are still high. Mortgage rates aren’t where anyone wants them to be. And after watching friends buy homes years ago at much lower prices and rates, it’s easy to wonder if you should just keep waiting.

We get it.

But here’s what we are seeing in Atlanta: the market has changed.

We’re not in the frenzy of 2021 or 2022. Buyers have more choices. You have more time to think. And in many situations, you have more ability to negotiate on price and terms.
That matters.

You don’t have to love today’s interest rate to decide that the right home, in the right location, at the right price, makes sense for you. And you don’t have to feel pressured to buy simply because someone tells you “this is the market.”

We have learned that there is no perfect time to buy a home. There is only the market in front of you, your financial situation, and the right opportunity when it comes along.

If you’ve been sitting on the sidelines because you’re frustrated, I understand.

Maybe this summer isn’t about rushing into a purchase.

Maybe it’s simply time to start looking again.

CONDO BUYERS & SELLERS: THERE ARE NEW FINANCING RULES TO KNOW 💰🏠

If you’re buying or selling a condo, financing may be a little more complicated than it used to be.
Recent changes to conventional condo financing, including the retirement of Limited Review and new reserve requirements, mean the condo project itself can affect whether a buyer can get financing.

That can create surprises late in a transaction if no one checks early.

A few things we’re paying closer attention to:
• Warrantable vs. non-warrantable projects
• HOA reserves and the new Full Review process
• Project characteristics that can create financing issues
• FHA and VA alternatives
• Non-warrantable condo financing options

The takeaway for buyers and sellers: don’t wait until you’re under contract to find out whether the condo can be financed.

This is one of those situations where getting your lender and real estate agent involved early can save you a lot of frustration later.
