Across the Austin metro, the average sold price came in at $564,422, with a median sold price of $414,136. Inventory sits at 4.9 months, keeping the overall metro in balanced-market territory. ⚖️🔑 With homes averaging 77 days on market, patience and smart positioning continue to matter for both buyers and sellers.
Zooming into Austin (resale), the picture is a little different. 📍🏠 The average sold price reached $611,498, up 4.2%, while the median sold price climbed to $451,778, up 1.5%. Average days on market fell 7.4% to 70 days, and inventory reached 5.2 months. Meanwhile, 3,223 new listings came to market, up 7.5%. 📈✨
One of the biggest takeaways is how different the city can look from the broader metro. 🧐 Austin resale prices showed gains while metro-wide average and median prices were down, reinforcing why buyers and sellers shouldn’t rely on a single headline number.
