Happy Monday! Here is your Monday Mortgage Rate Update from Jason Siqueiros, Loan Officer: Mortgage rates just hit their highest level since March. The average 30-year fixed rate climbed to 6.57% this week after hotter-than-expected inflation reports pushed bond yields higher.

Here’s what buyers should know:
- Rates are still lower than this time last year
- Home inventory is improving in many markets
- More homes are seeing price reductions
- Buyers are starting to re-enter the market

Even with rates moving around, opportunity still exists for prepared buyers. The key is having a strategy — whether that’s seller concessions, temporary buydowns, or finding the right loan program to improve affordability.

It's time for your Monday Mortgage Rate Update from Jason Siqueiros, Loan Officer: April home sales came in weaker than expected as higher mortgage rates continue to impact buyers. Existing home sales rose just 0.2% in April — far below expectations — while inventory remains tight and prices continue climbing.

Here’s what buyers and sellers should know
Inventory is still limited. Even with a slight increase in homes for sale, we’re still far from a balanced market. That means well-priced homes are still seeing strong activity and multiple offers in many areas.

Home prices are still rising. The median home price hit a record $417,700 in April — showing that demand is still outweighing supply in many markets.

Mortgage rates matter. Rates moved higher again recently, which has caused some buyers to pause. But many are still moving forward as affordability improves compared to last year.

⏳ Buyers are taking more time. Homes are sitting slightly longer on the market, giving buyers a little more breathing room and negotiation power than we saw during the peak frenzy.
