Austin Housing Weekly Update : Mortgage rates just spiked to 6.95%, the sharpest weekly jump in months, with real quoted rates closer to 7.125-7.25%. Result: active listings are up 1.6% YoY, but pending contracts are down 4.8%, pushing our activity index to 18.5% from 19.5% a year ago. Full breakdown below. Weekly Austin Real Estate Update | August 20, 2026

The Austin-Area MLS covers the City of Austin plus the surrounding suburbs. Region-wide, listings look flat at 17,397, up 0.4% YoY. Underneath: the city lost 638 listings, down 11.8%, while the suburbs added 700, up 5.9%. Same region, opposite directions. And the city, with less supply, is where prices are falling faster: median sold down 5.2% to $559,500 vs. down 3.7% to $414,000 area-wide.
