At first glance, the week-over-week numbers may look slower, but this snapshot only tells part of the story. The market is especially nuanced right now, and a home’s condition, location, floor plan, pricing, and overall presentation can make a significant difference.

Homes that are presented well, located in desirable neighborhoods, and offer sought-after floor plans are still attracting two to three offers, often selling above the listing price and/or with favorable terms.

We’re also heading into a seasonally slower time of year, so some cooling is expected. The encouraging news is that homes are continuing to sell, and the average sale price remains higher than it was last year. Preparation and a thoughtful pricing strategy continue to be key.

🏡 Being self-employed is incredibly rewarding, but qualifying for a home loan isn’t always as straightforward as it is for traditional Buyers. Recently, I had clients who were told they needed to wait until they filed their tax returns before they could get approved for a mortgage. Unfortunately, the home they fell in love with was already on the market, and waiting wasn’t ideal. After making several calls, we found a lender who was able to use their bank statements to evaluate income and provide a preapproval. It took a little extra work, but in the end, my clients got the approval they needed and were able to move forward with an offer. If you’re self-employed, don’t assume home ownership is out of reach. This past weekend, I toured new construction homes with clients. They reached out as they realize they needed some guidance, and I was more than happy to assist.
