Had a Nashville family on the phone last month, and the first thing they wanted to know wasn't about the house, it was whether Tennessee's no income tax and Oregon's no sales tax would even out. Honest answer: not automatically, it really depends on your own numbers. I'd rather tell people that straight than let them assume.

What they actually ended up loving most once they got here wasn't the tax math anyway, it was ditching the humidity for good. Dry summers, real trails, a town small enough to cross in twenty minutes.

Quick one on Shevlin Court, the smallest of the six Shevlin neighborhoods out by Shevlin Park: it's got all of 15 homes, and I mean that literally, there's almost never one for sale. Buyers hear that and assume it must be the best option in the cluster just because it's the rarest.

I don't think that's quite right. No clubhouse, no pool, barely anything to compare side by side, and you might wait months for a listing to even show up. It's a great fit if you've got patience and want quiet over amenities. It's a rough fit if you're on a deadline or like comparing a few homes before you decide.

A buyer once asked me to find her a home in a NW Bend neighborhood so small it barely ever lists anything. She loved the idea of ultra-private, she just didn't love the wait that comes with it once she understood the tradeoff.

Shevlin Estates is a good middle ground for that. Thirty one homes near Shevlin Park, quiet and low traffic, but with better odds of an actual listing than its two tiniest neighbors. I keep getting asked whether Discovery West has gotten any more affordable now that Bend's market has slowed down. Short answer, not really. It still prices above NorthWest Crossing's median, and you're also competing against the builder's own new homes and incentives if you're looking at resale there. The good news is you actually have time now to figure out if that premium fits how you want to live, instead of deciding in a weekend like buyers had to a few years ago. Bend's market has slowed down enough this year that people are finally asking me whether Awbrey Butte is still worth the price, instead of just fighting to get one before someone else does.

Short version: the view still costs what it's always cost, roughly $1M and up for a real unobstructed one, and the $750K-$900K range still usually means an older home that needs work. The good news is you now have time to actually check which house delivers on both before you fall in love with the listing photos.
