If youāre planning to buy a home in Northwest Arkansas, here are 3 things Iād do BEFORE getting serious about touring homes:
1. Get pre-approved ā and find out your REAL monthly payment.
Donāt just ask, āWhat price range am I approved for?ā
Ask your lender to factor in:
⢠Property taxes
⢠Homeowners insurance
⢠HOA dues
⢠Estimated utilities
⢠Any other recurring costs
Two homes at the same price can have very different monthly payments.
2. Learn NWA by commute, not just by city.
Bentonville, Rogers, Springdale, Fayetteville, Centerton, Cave Springs, Bella Vista⦠they can all feel very different depending on where you work and what your daily routine looks like.
Before falling in love with a house, drive the route during your actual commute time.
And hereās one people rarely think about: which direction will you be driving into the sun every morning? āļø
It sounds small. Do it every day for a year and it wonāt feel small.
3. Look at the things you canāt easily change.
Paint and countertops can be changed.
Lot, location, traffic patterns, road noise, nearby development, floor plan, parking and usable storage are a different story.
Before you make an offer, ask:
āWhat could be different about this neighborhood 5 years from now?ā
Especially in a rapidly growing area like NWA, todayās empty lot may not stay empty.
The goal isnāt just to find a house you love.
Itās to find a home that works for your life today and still makes sense when itās time to sell.
Thinking about buying in NWA? Save this one.
