Getting a home under contract in Northwest Arkansas is cause for celebration 🎉... until the appraisal order is placed and everyone holds their breath.

With median home prices across Benton and Washington counties holding strong, the appraisal process isn’t what it was two years ago. The market has shifted from pure momentum to absolute precision—and a “low appraisal” is a reality a lot of buyers and sellers are running into unprepared.

Swipe through the slides to see the real, raw numbers, but here is what you actually need to know right now:

1️⃣ Recent Sales Are Lagging Indicators: An appraiser looks backward at what sold over the last 3 to 6 months. If a neighborhood is experiencing a sudden surge in hyper-local demand today, the “comps” might not reflect that price tag yet.

2️⃣ The “Appraisal Gap” Illusion: A low appraisal does NOT mean the value of the home drops automatically. It simply means the lender will only finance up to the appraised value.

3️⃣ Out-of-Pocket Reality: If you agree to buy a beautiful home in Rogers or Bentonville for $450,000, but the appraisal comes back at $440,000, that $10,000 gap cannot be tacked onto your loan. It must be paid in cash at closing, renegotiated with the seller, or the deal walks.
