Some sales look simple from the outside. This was not one of them.

This Berkeley home, with views of the San Francisco skyline, was sold while our client was living thousands of miles away in Italy—overlooking Lake Como and fully focused on building a new life abroad.

What made this transaction possible wasn’t proximity—it was trust.

Every detail, decision, showing, negotiation, and moment of preparation happened here in the Bay Area while our client was overseas. No back-and-forth stress. No uncertainty. Just a steady process handled on the ground while life continued elsewhere.

Having lived in Pacific Heights when they were younger, this purchase also felt like a return to a place they have long loved—this time as a weekend pied-à-terre in the city.

More than anything, they wanted a home with character, warmth, and a connection to San Francisco's history. When this Victorian came along, it felt special from the start. We’re so happy for our clients as they make the move from Florida to be closer to family and enjoy retirement in the Bay Area.

One of their biggest priorities was finding a home in a truly walkable neighborhood. Like many buyers, they were concerned they might be priced out of the walkable communities they loved. Sometimes the smallest changes create the biggest impact.

In this home, we widened the doorway between the kitchen and living spaces. No added square footage. No major renovation. Just one thoughtful change that completely transformed how the home feels.

When preparing a home for sale, I spend a lot of time thinking about flow—how people move through a space, what they see when they enter a room, and whether the home feels connected, welcoming, and easy to live in.

Buyers often can't explain why one home feels better than another. They simply know.

By opening this doorway, we improved sight lines, brought more light through the home, and created a stronger connection between the kitchen and living areas. The result was a home that felt larger, brighter, and more inviting without adding a single square foot.

This is why preparation matters.

The goal isn't to spend the most money. It's to identify the strategic improvements that create the greatest impact on buyer experience, buyer demand, and ultimately, seller proceeds.

THE COUNTDOWN IS ON!!

This North Berkeley Gourmet District home hits the market next week.

Every detail has been thoughtfully considered, including a curated selection of wallpaper chosen to add character, texture, and moments of visual interest.

One of the standout wallpaper selections features work by Clare Rojas, whose art blends storytelling, folk traditions, nature, and geometric forms into something instantly recognizable and deeply rooted in Northern California.

This detail feels especially meaningful to me personally. Before real estate, I worked at the Luggage Store Gallery in San Francisco in the early 2000s. It was more than just a gallery—it was a vibrant, creative gathering place where artists, musicians, and makers came together to share ideas and push boundaries. It was there that I first met Clare and witnessed firsthand the incredible energy of the Bay Area arts community.

I certainly didn't imagine then that years later I would be representing a home featuring her work. It's one of those full-circle moments that reminds me how connected our communities are and how art, design, and home all have the power to tell a story.

We're putting the final touches in place and can't wait to share the full reveal.

One of the biggest factors influencing value is how a home functions for today's buyers. A separated primary suite can be wonderful for privacy, guests, multigenerational living, or older children, but it typically appeals to a smaller buyer pool than homes where the primary and secondary bedrooms are on the same level.
