46 years ago today, my parents got married.

Their love story is one of the great inspirations of my life. Someday I’ll have to tell the whole story properly, because it deserves more than one post.

But today, on their anniversary, I keep thinking about the two greatest gifts they gave me.

The first was the way they exposed me to the world. They traveled with me from a young age, showed me different places, different people, different cultures, and raised me without prejudice. Growing up, I heard plenty of gossip about the neighbors, we're Italian after all. But I never heard them speak with racial prejudice, cultural prejudice, or judgment toward people simply because of who they were, where they came from, or how they lived. That was remarkable.

The second gift was that they taught me not to take life too seriously. To laugh. To find humor. To be ready to smile even in the most difficult, ridiculous, or tragic moments. That spirit has carried me through so much.

Those two gifts have been guiding lights in my life.

Happy anniversary, Mamma e Papà. I love you, and I never forget where those gifts came from.

Last month, Pack 110 won Camporee.

That alone is a pretty big deal. But what stayed with me most was watching the kids take real pride in learning something hard.

My daughter Parker started practicing knots at home, which was both impressive and humbling because knots are one of those things I am completely useless at. This may have been the first time I watched one of my kids become genuinely good at something that I absolutely cannot do.

And honestly, it was great.

The kids worked at it. They practiced. They cared. They wanted to get better. And by the end, they were tying three knots in under 20 seconds.

There is probably a business lesson in there somewhere.

Master the fundamentals. Practice when no one is watching. Take pride in doing small things well. And don’t underestimate what a committed group of kids can accomplish when they decide they want to win.

"I'm an exempt seller, I don't have to say anything." 👈 This is the most dangerous sentence in California Real Estate.

I sat down with Sam Price to explain why the "Buyer Beware" era is over. Even in probate, if you know something is wrong with the property (like a utility easement or a structural issue), you have a legal obligation to disclose it.

My Advice: Do the legwork upfront. Pull the Preliminary Title Report so your buyers know exactly what they’re getting. 🤝

Looking back at 2019. We only had two kids then, and somehow we felt completely overwhelmed.

I was still deep in the grind, constantly chasing, constantly pushing, constantly feeling like I was behind.

Now we have four kids, which is objectively not easier. There are more people, more noise, more needs, more everything.

But somehow life feels calmer.

Not because life got simpler, but because we grew. As parents. As people. As a family.

The learning curve gets easier once you stop panicking every time life throws something at you. You start to understand what matters, what doesn’t, and what just needs to be handled.

Business has been the same way.

Back then, I was chasing so hard. Some of it was ambition. Some of it was fear. Some of it was just not knowing any other way.

It’s incredible how much has changed since these photos were taken.

Same life, more responsibility, more children, more complexity.

But somehow, more peace.
