🏡 Behind The Transaction: 2066 Findley Circle, Lake Orion

One of the most important parts of my job isn't negotiating offers.

It's helping sellers understand the market.

When the seller of 2066 Findley Circle came to us, the home had previously been listed with another agent for approximately six months without selling.

The property showed beautifully and was located in a highly desirable Lake Orion neighborhood. However, buyers consistently compared it to competing homes with fully finished basements, which created some price resistance.

Based on the comparable sales and current market conditions, our recommendation was to list between $665,000 and $675,000 to generate strong activity and maximize the final sales price.

The home was initially listed at $699,000.

As expected, showing activity was limited and buyer feedback centered around price.

After reviewing market feedback, implementing additional marketing strategies, and making a strategic price adjustment, we successfully sold the home for $674,000 — right at the top of the range we originally recommended.

The takeaway?

🏡 Pricing isn't about listing for the highest number.

🏡 It's about positioning a home where buyers see value.

🏡 The right pricing strategy often produces the strongest final result.

Every transaction has a story, and this one was definitely a team effort.

This condo had been sitting vacant for several years, and before we could even think about listing it, there was a lot of work to do. Between our team and the seller's family, we spent considerable time helping coordinate the cleanout and getting the property ready for the market.

As always, we invested in professional photography and a strategic marketing plan to maximize exposure.

Like many transactions, there were a few bumps along the way. HOA delays and buyer confusion could have easily derailed the process, but everyone stayed focused, communicated, and worked together to get this one across the finish line.
