🏡 From Clean Offer Certification to a Dream Lakefront Home

This one started with a plan.

An Oceans Realty partner connected the buyer with Oceans Mortgage for a Clean Offer Certification before the search got serious.

That early preparation helped us understand the buyer’s options, structure the financing, and move quickly when the right property came along.

The home at 5377 Wildwood Drive in Howell was a beautiful lakefront property, but it was also a completely gutted VA foreclosure. Nearly everything inside needed to be rebuilt.

This was not a normal purchase.

Oceans Mortgage arranged a Fannie Mae HomeStyle Renovation loan to cover the home and the full construction budget.

Even after the down payment and renovation costs, the buyer will be into the property at roughly 75% of the estimated after-repair value.

That gives the Easter family approximately 20% to 25% equity from the start.

The contractor expects the work to be completed within three to four months.

This is what real collaboration looks like.

It's one of those places that gets it right. Great breakfast, fresh baked goods, friendly service, and a hometown atmosphere that keeps people coming back.
