• Sellers received an average of 97.9% of asking price

• 40 new listings came on the market

The takeaway? Homes are selling, but buyers are being selective. Pricing, condition and presentation matter, especially with buyers comparing resale homes against both other listings and new construction.

The latest numbers point to a market that is slower, more price-sensitive, but still moving—and that creates opportunities for both buyers and sellers who have the right strategy.

Locally:
🏡 New Listings ↓ 9.4% to 523
✍️ Pending Sales ↑ 1.9% to 481
📦 Inventory ↓ 3.4% to 2,083 homes
💰 Median Sales Price ↓ 7.3% to $510,000
⏱️ Days on Market ↑ 28.9% to 125 days
📊 Months Supply ↓ 10% to 4.5 months

What does this mean?

For sellers: Pricing and presentation matter more than ever. Buyers have choices and are taking longer to make decisions.

For buyers: More negotiating opportunities may be available, but declining inventory means the best homes can still attract attention.

Nationally, existing-home sales declined 2.4% from the previous month, while sales remained 2.8% above a year ago. The national median price reached $440,600, up 1.8% year over year.
