In a perfect world? Keep it! I’m a huge advocate for building real estate wealth through investments.
But is it realistic? Here are a few questions I’d ask first:
1. Can you qualify for your next home without selling your current one?
2. Will your current home rent for enough to cover the mortgage, or ideally, cash flow? (Most likely yes given the strong rental market thanks to Micron’s expansion.)
3. How do you intend to source the down payment funds for the new property?
4. Can you comfortably handle the costs of owning two properties?
Mortgage. Taxes. Insurance. Maintenance. Repairs. Vacancy. Property management, if you choose to use it.
Being a landlord is an investment strategy, especially from a tax standpoint, but it’s also a responsibility.
The 2.5% interest rate is a huge piece of the puzzle. Sometimes keeping the house is the right move. Sometimes selling it is. The answer is in the numbers, not just the interest rate.
